So far they are only talking. There's concept plans for a new building for 150? additional staff in athabasca. The Edmonton plans would come after Athabasca, so if it happens it won't be for 3 years or so.

This would be mostly new space, as Most of athabasca's (academic) staff work from home. It is a distance university, after all.

The wild card is how many of those staff would be accomodated, and how many would continue to be home based.

Anyway, if they do decide to consolidate, I'd guess that something like the Devonian reno or redux would be perfect for them. They would likely want central and somewhat visible, but they wouldnt need A+ downtown.

yes a few times i taunted this forum with "fake proposals" just to friggen wake us all up from the sleep called development in this town. But that victoria office tower i posted was indeed a "what id like to see here". It is simple, glass, clean, modern with a nice podium...which monkeyman we could change to aluminium panels for our climate:> or maybe an ice wall:>

The whole point of this forum is not only to report what IS going on, what has gone on, but perhaps more importantly, WHAT COULD GO ON.......

Edmonton has for far too long sat back and just said "ok then".....we need to spur thought, get creative, and SHOW WHAT IS BEING DONE IN CITIES AROUND US.

I am getting far far too pissed off with this fucking city these days with how relatively little is going on, how developers short sell this place, how everyone here seems to accept mediocrity, and how much we ourselves just seem to talk but do nothing.

I know everyone keeps hearing it- but give it some time. Edmonton IMO will over the next few years require more office space and more downtown living space.

We had a big boom in construction people coming here and I think next it will be professionals. There are quite a few public companies in and around Edmonton (and a lot more that will go public) now and most will only continue to get bigger. When these companies grow they are going to need professionals and it’s this growth which will grow downtown. As these companies grow so to will the industries that serve them (banks, lawyers, accountants).

Also once these companies start growing there will be a need for more space, the firm I work for has a goal to increase in size by 50% in a few years. The only way this will happen is if our clients and the local economy also grow at the same pace.

I’m not saying don’t bash shitty projects or post projects we would like to see built but just realize Edmonton IMO is starting it’s upward climb and it’s finally gaining some momentum.

^true, but we have been saying that exact thing for about oh.....5 years now. Look where calgary has gone in 5 years, vancouver, ottawa, montreal, toronto.

Sure we are making progress, but not quick enough, not good enough, and not big enough steps.

If it's not happening now it not going to happen.....we are in the middle of boom times and developers....other than a couple of small local ones.....could not give a rat's ass about Edmonton....hopes of seeing decent downtown office developments are pipe dreams.....they should already be under construction if they are going to happen.

right now, there is lots going on. However, projects now are taking much longer due to labour shortages.
I agree with Colds point of view. I know some people who sit on boards in this city and were outraged with the art gallery design. One comment was "why couldnt they just do a nice simple building like many of the buildings in downtown"
that comment really summed it up for me. that this city strives for mediocrity. The way a city looks, its buildings, urban design, is really a reflection on a couple of things. one, is the people that lives there, and two is the strenth of its economy. I think in this town - the two are conflicting.
I think succussful urban design needs to have a personality. thats what sets it apart from other cities. not just creative building design - but a sense of individuality. you can copy buildngs from other cities and say that they would look good here. but what i think this city really lacks is personality. and that personality should be reflected in this city's urban design. I dont know if I am explaining the best, but if i can, ill try to find some examples..

Yeah but- Calgary had a large base of corporations to begin with and then they grew like crazy, fueling the demand for white collar jobs and the related amenties (high end condos, restaurants etc…). Edmonton started out with private companies that grew to become public and are still growing and require the services of professionals now more than they did before.

Look at that article in the journal where he talks about how much the market cap has grown over the last few years

“Just four years ago, the 10 top publicly traded firms in Edmonton boasted a combined market worth of just $1.9 billion. Today, the top 10 have a combined market value of nearly $7 billion -- up 263 per cent.”

“Meanwhile, the number of local public players has tripled to roughly 80 firms, and there isn't a single company in the top 25 with a market cap of less than $100 million. Four years ago, just seven firms reached that level.”
