Nope, that's his general attitude.

You had every right to assume that the new Macayo's would be as average as the other locations. Nice to hear that they're trying to evolve.

3rd Ave & Indian School

Anyone know what is going on here? There are projects on both the SWC & SEC. One looks like a rehab of an office building. The looks to be 5-6 stories already and climbing. Probably residential or hotel. Any ideas? Don't recall either of these being mentioned prior.

I touched on that last week, building permit on swc shows assisted living.

The old Mercedes dealership is just more apartments.

I think you said it was not likely to happen, based on your personal bias (better said, opinion perhaps). He pointed out it was already discussed that they were changing their menu. You're facts were indeed wrong, he pointed out the correct one (as others did before him) and contradicted your incorrect assumption. That's what happens on a forum, back and forth!

And hopefully soon it'll be "it's just another highrise"

The number of new residential in downtown and midtown is pretty amazing though. Does anyone have current population figures for the downtown area?

7th and Roosevelt, there's been a "coming soon" sign there for the last 6-8 years and I figured it would never happen. Garfield is about to explode, so many things in the pipe and the rental market is becoming incredibly strong.

The only thing I can find close to that spot is a development called "8th and Row" from Watt Communities which will be townhomes, but they have no further info on their website. Also, found a City of Phoenix Public Notice meeting from Dec. 22nd referencing "8th and Row" but again, no further info or renderings.

right, and plenty of permits for landscape in right of way and floodwater management, etc. but no building permits yet.

The 2 rehab projects (Gallo Blanco and Welcome Dinner new location) are coming along nicely as well on 10th St n Pierce

After the great Proxxy development from Tilton, this one is a bummer. Not only is it another lowrise on Central where density is badly needed, it leaves two important corners dead (CVS and Bluefin), while bringing nothing to extend downtown northward. At least the Muse has some retail; Between Roosevelt and McDowell, there will be less than 5 storefronts, all of which will be office except BlueFin. This particular project is bringing 2 "coworking offices" -- why?!? The west side isn't much better after the freeway with the underutilized warehouse and horrific corner office.

So, why the eff could Wood not extend Polk through Alta Fillmore? It is almost maddeningly frustrating to look at this map and see how their entrances align DIRECTLY with Polk. Glad there a few uses not mentioned in earlier press -- the urban market on Fillmore, Bike Shop on 7th, etc.

Too bad MCCCD messed up Rio Salado so badly because 7th Ave is reshaping slowly with this, the new sidewalk at Roosevelt/1st Ave, ACME Prints renovations, and I read somewhere about a Starbucks going into the SEC. I am hoping it is part of a small retail center and not a standalone drive-thru if so.

The lot that Revolver sites on is for sale. I am surprised that so many 1st St properties are still up, but this one seems like it would have to be picked up... replacing this and the DWF Warehouse would be major improvements to what is otherwise a lifeless south end of Roosevelt. I'd like to see something 8-10 stories with retail -- Revolver, Buffalo Exchange, etc.

The CVS at McDowell and Central needs to go. Its back faces the street, it has graffiti on the big block walls, and bums and vagabonds are always hanging out at that bus station.
