SAVANNAH | Development News Thread

I figured I would start a development thread on Savannah,GA. There's a lot of development going on in the city and Savannah without a doubt has the most development going of any city in Georgia outside of Atlanta.

UNDER CONSTRUCTION
PLANT RIVERSIDE DISTRICT
This is the largest private project in the history of Savannah's National Historic Landmark District. The $280 million development will feature a 419 room JW Marriott Hotel spread across three separate themed buildings. It will also feature restaurants, retail space and convention space.

EASTERN WHARF

The first phase, which is already underway and expected to cost about $225 million, will bring a 306-unit multi-family apartment building, 40,000-square-feet of retail space devoted primarily to food and beverage and a 196-room hotel, 80,000 square-feet of office space, a linear park and a programmable two acre riverfront park along with an 1,100 space parking garage including a 700 space city owned garage.The first phase should be complete by the fall of 2020. Patrick Malloy Communities is developing the single family residential portion of the Eastern Wharf project. It will be called Upper East River and will include 156 single family homes. CAMBRIA SUITES HOTEL
The six-story hotel will feature 103 guest rooms, a rooftop bar, meeting space, a business center and a state-of-the-art fitness center. The hotel’s interior and exterior designs will be locally inspired and include local art.

630 INDIAN STREET
A developer is building a 7-story, 296-unit apartment building west of Savannah's Historic District.

BOWERY II/615 MONTGOMERY STREET
This 4-story, 51 unit development will be called the "Bowery II" in reference to the Bowery in the block to the north of the site.

GASTON DISTRICT TOWNES(312-314 WEST GWINNETT ST)
This two-story townhome building will be apart of an already approved and under construction development called Gaston District Townes.

A developer is proposing a major redevelopment project in Savannah's Yamacraw Village that will include the renovation of 111, 113 and 119 Martin Luther King Jr Blvd and the construction of a new 6-story hotel at 110 Ann St and a new 212-unit, 6-story apartment building at 111 Ann St

VICTORY VILLAGE 2
SCAD, Savannah College of Art and Design, is proposing to build a dormitory complex that will feature two six-story buildings with 355 units, (710 beds) and a parking deck.

SAVANNAH INTERNATIONAL TRADE AND CONVENTION CENTER EXPANSION
This expansion would add 100,000 square feet of exhibit space, a 42,000-square-foot ballroom, 14 new meeting rooms and a public parking garage, according to a request for qualifications (RFQ) for the construction manager. The project also includes new entry plazas and “architecturally exposed” structural steel supports. And, the new ballroom would include a large roof terrace.

CLEARVIEW AVENUE REDEVELOPMENT
A major redevelopment is being planned in the Clearview/Hudson Hill neighborhood. The old defense housing that was built in the 1940s on Clearview Ave between Carolan and Cleland Streets will be redeveloped. The redevelopment will turn the area into a mixed-use property that will include 307 multifamily units, 15 two-story townhomes along Cleland and two flex commercial buildings fronting Carolan Street.

VICTORIAN DISTRICT MIXED-USE PROJECT
Midtown Redevelopment, LLC is seeking to rezone t from a Victorian District 3-R district to 3-B district and 312 W. 31st Street from a Mid-City TN-2 (Traditional Neighborhood-2) district to TC-1
(Traditional Commercial-1) district. The purpose of the rezoning is so that Midtown can develop a mixed-use project that will rehab several buildings into residential and commercial properties and construct a 4-story building that will have 100 units.

THE STATION APARTMENTS
This 4-story apartment building will feature 16 units, plus ground floor retail space and parking.

The proposed two-story facility would be built on a vacant parking lot located at 342 Drayton Street.

601 INDIAN STREET
601 Indian Street is a proposed multifamily structure with mixed use retail/restaurant uses at the street level in the Savannah Historic District. The developer, CF Real Estate, is proposing a development of approximately 161 units on a 1.07 acre tract of land situated at the southwest corner of Indian Street and Fahm Street.

TOMOCHICHI COURTHOUSE ANNEX
The new building is proposed to be two stories tall with a footprint of 25,537 square feet. Two distinct masses are proposed on each of the Trust Lots, connected by a recessed glass structure serving as the public lobby and main entrance into the building. An entry plaza is proposed in front of the main entrance and a secure“vehicle courtyard” is provided off Whitaker Street. Parking is also proposed on the ground floor of the north and south wings of the building.

YES! Fantastic to see this, Savannah is one of my favorite cities in the south, and it's exciting to see all this new development that is so in-line with the historic character of the city.

Amazing rundown. Haven't been back to Savannah since my friend graduated from SCAD, but loved it the times I had the chance to visit. The city is only going to get better.

Nice thread so far!! I visited Savannah with my parents back in 87, I believe. Actually, we were basically passing through, but we did visit for a few hours. Looks to be a city on the move. It's nice to see some development going on in Georgia outside of Atlanta!!!

incredible summary detroitman!

i'm in love with the scale, quality, and scope of projects going on in savannah.

the riverfront project sounds particularly nice and hopefully serves as a catalyst for the improvement of north river street.

IMO, the west elm (hotel) project is a pretty solid representation of what is good for savannah. the scale fits, the materials should be high quality, and the building is modern while paying homage to savannah's character

The plans to demolish the old freight depot to make way for the "gateway" apartments is drawing the ire of residents and preservationists.

Savannah really needs to clean up its zoning laws and passing the NEWZO can't come soon enough. IMO, the city will see increased density in areas north of Victory Drive and the city should be taking steps to prepare for that now.
