You can confirm this or is it an opinion? I'm also assuming you mean 2030s. Last we heard it will close after 2023.

Hyatt's own website says "RXR Realty and TF Cornerstone plan to redevelop the property, creating an iconic 2+-million-square-foot mixed-use development, including a new luxury hotel, world-class office and retail space, new public open space and dramatic improvements to the public transportation infrastructure in the Grand Central Terminal transit complex. At this time, the hotel would close for such redevelopment no earlier than 2023."

I accidentally omitted “late” 2020s from my sentence.

I’m just asking. I’m not from NY and have no idea. It just seems to me that if this project had any near-term prospects, the hotel would close. I’d imagine that it will take 18 to 24 months just to tear it down.

That's a reasonable estimate, 1 Vanderbilt on the opposite side of the train station took 18 months for full demolition.

That’s why I’m wondering if this project is just aspirational. Vornado razed 15 Penn with the hope of being ready to build if they find a tenant. I don’t know. I’m just asking.

All of this has been discussed, some of it JUST A FEW POSTS ABOVE. These things are posted so you don’t simply have to take anyone’s word. Demolition and construction will begin at the same time.

Vornado demolished the Hotel Penn because it was no longer open, and they are going to build a tower there anyway. It was always a placeholder that at least made some money when it was open.

As far as this tower being “aspirational”, then you clearly have no idea about development in New York and why it’s being built. But in short, it’s not an aspirational project.

I didn’t understand what you posted about demolition and construction happening at the same time. If you’re suggesting that RXR will use the existing foundations (which I don’t know how that would even be possible since this building will be much taller than the Hyatt), don’t they still need to remove the whole structure that sits above ground level? I’m not an engineer, so I don’t know.

It’s the newer (4 tiered) version, though probably dated. The base though looks modeled on the original version.

175 Park appears when RXR’s website is accessed: www.RXR.com

I guess they’re really serious about this building. I wasn’t sure because I recall Boston Properties giving a very negative prognosis about the office market not long ago. I think that BP claimed that rents of $200/sf were needed to make a reasonable profit.
