Me too, especially with two more parking lots disappearing. Not sure why Reilly needs a meeting for those - who in their right mind would oppose them? Plus, once those are done, the only remaining block in River North with surface lots across the street from each other will be the two lots across Franklin from each other at Ohio.

I agree. One of the first modern proposals for that lot was a combo office/small apartments building to be targeted toward artists (but not exclusively so), because it's within the boundaries of the River North Gallery District tax zone. It wasn't visually exciting, but it was glassy and dense and remains my favorite proposal.

This meeting was a NIMBY bitch fest of ageism and classism. You should have heard the sneers and jeers when they heard the fact that the tower will be rental and expected to cater to the younger generation.

But seriously, some nice density in that area. I can definitely see the demand for a more luxury rental surrounded by those dated rentals and the very posh condo tower across the street.

Looks like retail at the base, some retail or commercial above that, and then the tower. Not bad. And the blue glass is a) not a box, and b) deviates from much of the nearby towers. Not bad! I bet they fill that building up no problem at that location.

2 floors of retail with the second floor being double height along the street frontages to conceal parking.

Although no timetable was stated, the project team would like to begin soon after approvals are secured.

I definitely like it, certainly way better than a 2 level store.

Hopefully NIMBYs don't shout it down. It already complies with zoning, but this "it automatically triggers a PD" policy just seems goofy to me. I mean, what's the point of zoning then?

Wow, this 'single column of recessed balconies' fad isn't going anywhere is it? Looks like a giant zipper. The retail base could be hit or miss depending on materials/ execution.

Any additional info or renderings for the 11 story project Newcastle is also developing a block north? According to the trib article a few weeks back both projects were to be presented at the meeting.

Not a fan of the Franken-çade. I'd prefer some other way of breaking up the mass than a simulated fine-grained block.

The frontage on Rush is nice, though, and should be attractive for contemporary retailers with an emphasis on presence and physical advertising.

Newcastle generally does a good job in terms of quality. The last tower they did was the SCB apartment tower at Chestnut and State with the nice colonnade widening the sidewalk. If you look at the base of that tower it incorporates actual granite panels into the otherwise metal panel and glass facade. That whole tower turned out nicely so if that's any harbinger of what's to come with this proposal I think we are in good shape. I wouldn't be surprised if that tan base is all limestone like the base of the condo tower across the street.

Uhh, since the glass is curved and facing east where the sun will rise, shouldn't there be concerns that the glass will reflect and focus the sunlight?

Ok I think the concern is more that it would focus the light, like the walkie-talkie building in London that melted cars and lit rugs on fire because it's shape focused the light too much.

A complaint about a building's design doesn't necessarily make someone is a NIMBY...
