Okay I'm having trouble picturing exactly how the Hanover project will be situated on the site and what will be left over? Will there still be a parking lot on a portion of the site? I need some help...can somebody draw me a picture?

I literally provided a picture earlier today designed by the firm.

Yeah, I literally saw that one and maybe didn't want to believe that the building was going to take such a small part of the overall site.

That's just the tower portion, I believe. There is some office space that's like 3 floors or 6 floors or something like that which perturbs out to the front area facing Peachtree

The white colored section shows where the residential tower portion is situated within the site. The red colored part is the parking podium/office/retail part. The building will pretty much fill up the whole site.

Look at the renderings of the whole building and you can see how it will be situated with the tower at the back of the site on the Juniper Street side.

I wouldn't disagree with that summation. I just stated Vine City because its a closer proximity to Dome and MBS.

I would say more, but I will stay politically correct.
Agree with you again.

If somebody drops that kind of loot on 2 acres they're going to want to build a major project.

Is $15 million an acre now the norm for Atlanta real estate?

Easy to understand why Dewberry is sitting tight on his 10th Street property.

That is hitting land prices of Manhattan during the recession if they get the $30 million price tag ($344.35 per sq. ft. if it sells for the $30 million)

Emory University pursuing Atlanta annexation. We've known for a while that Emory wanted their part of unincorporated DeKalb to become part of the city of Atlanta, but this is big news because now they're using the petition method to join the city. Also it has huge implications for the Clifton corridor light rail, since this would put a big portion of the DeKalb phase 1 alignment within the city of Atlanta (and therefore it would be eligible for transit tax funding).

http://www.bizjournals.com/atlanta/news/2016/08/19/boutique-closing-may-threaten-midtown-mile.html

Quote:
The owner of the last remaining clothing boutique on the Midtown Mile says she’s being forced out for a new restaurant, raising questions about what has long been envisioned as one of Atlanta’s most upscale shopping and dining districts.
Quote:
For some Midtown customers, the boutique’s closure represents a major loss. En Paris was known for its artistic window displays that changed with the seasons, similar to what one might see at Bergdorf Goodman in Manhattan.
Can someone please explain to these boutique retailers that some investments into their own tenant improvements would have helped prop up their brand better? Hand painted window signage that looks like a 17 year high schooler doodled on her notebook isn't going to cut it. If you're going for a high-end boutique look then invest into the space as well.

The closing of CB2 and Republic of Couture speaks mostly to the shifting retail trends for e-commerce anda focus on the wrong tenant mix for this area. This area wants authenticity but puts in a large-scale national tenant and expects it to work with a pop-up boutique shop a block away. Let's just hope Colony Square's repositioning will help feed the energy to the Midtown Mile concept as the article suggests....a lot of the pitfalls has been a lack of proper retail/restaurant tenant mix.
