People keep saying the delay is because of a property dispute, but that's not really true. The property lines between 811 Peachtree and 805 Peachtree has a mutually shared easement (can't recall the exact dimensions, but I think it's around 15-20 feet).
Anyway, Integral had the building designed by Perkins+Will under the assumption that they would be able to build onto the easement (not just a few feet either - we're talking halfway across the easement).
When the developer approached 805 Peachtree HOA with their plans, they offered to "spruce up" the curb cut entrance directly off Peachtree between the 2 buildings, but not much else.
805 Peachtree HOA countered with the following options:
- Integral could pay 805 Peachtree HOA for the right to build onto the easement (essentially compensating the HOA for the land based on fair market value).
- Integral could construct the new building within the property lines and not have to pay 805 Peachtree HOA a dime.
Basically, the HOA is holding firm and protecting its residents... That has always been my understanding at least.
