One thing that sticks out to me is that they want to break ground as soon as they receive approval from Atlanta and Midtown officials...could this actually break ground this year???

Over-all design looks nice though.

Or rather the developer possibly insisted on the penthouses having terraces similar to the previous conceptual design by Arquitectonica.

Perkins+Will took better design cues to wrap part of the terraces with curtainwall (protecting the terraces from highwinds) while respecting the pinnacle of 1180 Peachtree next door.

98th & 14th

I am really glad the new building does not obscure the other attractive buildings in Midtown - at least from the park/lake view in the renderings.

It seems to be perfectly positioned between Four Seasons, One Atlantic and 1180 Peachtree.

Yes, phase two will go to the west. The second tower would be on the northwest portion of the site, with a multi story retail building in front.

So what does the retail space for this building look like? I mean 60k+ square feet of retail is a lot. I hope it doesn't have bad street level presence.

I love it way more than what Arquitectonica presented. The previous design was a rip off of some of their Miami projects. This is one is distinctly suited for Atlanta. It is also nice to see a residential building not littered with balconies. It comes off more as an office building than a residential building. Very NYC - which is apropos considering that is where the developer is based.

They just need to put a spire on this and push it to 1,100 feet!

Retail is underwhelming. A spa and gym take up a lot of it on the 14th floor.

They're hoping to get a sales center up and running very soon for condo presales and break ground as early as November.

They stated there will be 135k sqft of retail.

They also stated the design was always intended "not to have a funny hat" like so many buildings in Atlanta.

They intend to break ground in October or November.

Pretty ambitious if they want to break ground by October/November. They'd need to file for permits, like, now.

The City of Atlanta department will probably put more effort to get their permits through considering the scale of the project and how much the fees will most likely be. I'm just wondering if they can actually get enough condo sales through in 4 months.

Coincidentally, I enjoy Atlanta's crowns and 98 14th's crown is the one thing I do not enjoy about this project. It will fit in fine though and the rest of the project looks outstanding. I guess once 1138 Peachtree and SLS come along, the blocky crowns won't appear as out of place, IMO.

Wonder what the starting price will be for the luxury condos.

The most exciting part about tonight is that we should be getting information on TWO more high rise proposals that are taller than anything else under construction in the city right now. Big day for Midtown.

It's a pretty building for sure and I'm glad it's condos and not apartments. It looks like 1180 Peachtree and AT&T (Bell South) had a legitimate child.

I can't help think I would like it better someplace else on the skyline though. Maybe further south. But I'll take it!

Weirdly enough, the retail that isn't on the upper floor fronts spaces that aren't on 14th. They're pulling the alley from 1180 west, through the second floor of the building. There is retail along that part in the hole that cuts through the base of the building. There is also retail on the back of the building close to 15th along an "art walk" that connects north/south through the site

Here's a perspective looking east along 14th:



In the west elevation you can see the cafe space along the "art walk" above the stairs coming down from 15th. You can also see the hole where retail will be mostly on the second floors with a little bit on the ground floor:



A large glass open lobby fronts 14th with entrance on the west to the condos and on the east to the corporate suites (shorter term luxury residential)

Guess we're both at this meeting, lol. I think the 135k retail is the masterplan, so both towers.
