OK, looks like the legion site was just going to be part of the entry plaza, but it was definitely part of Longboat's proposal as we can see.

Keep in mind the RWB residence relocation might also include a relocation of the school/administration space next door. That could free up another nice parcel of land for True North/Longboat to develop. Especially if the Holy Names House of Peace is included in the deal. Remember that proposal for the cathedral site that people keep wondering where funding is coming from...

Old Legion Site

That property was sold around a year ago. I recall hearing that it is going to be torn down and turned into a parkade to support the project next door on smith.

I think I heard that on here somewhere...

RWB students will be moved into two floors of 242 Hargrave for at least a few years, they're already reserved for them. Then the exposed parkade portion of RWB building will be torn down. Not sure what will be going in its place, if it will be a new building containing a residence or something else and they'll stay in 242.

Considering the Catholic church has started turning the rest of the block into settlement based programming for new immigrants you might be on to something.

The best architect in Winnipeg passed away last night. David Penner. He was a friend and an inspiration to me. Heartbreaking.

^ Very positive news. That stretch of Portage is pretty tired looking apart from UW's building, so having something new go up will improve the appearance of this downtown gateway. I'm not quite sure what to make of this description, though: "durable, community focus with utilitarian stacking and scale "

Also, not quite as interesting but I see signs are up just off Bishop Grandin at River Road for a proposed apartment complex where a couple of houses currently stand. Seems like a logical corner for a little more density.

I think it's their attempt to make "we will be building as cheaply as the Building Code and local City Bylaws will allow" sound sexy.

This is an odd developer. Generally extremely frugal and penny pinching. But in other developments (though in a location not anywhere remotely "urban") they are throwing money at high quality finishes.

I have given up trying to understand.

I don't think it's going to win any architecture awards, but based on the version of the proposal I've seen for this, it works well for the urban context: podium with CRUs right up to Portage Avenue, townhouses set back a bit on the Young Street side, above-ground parking totally hidden from the street.

It is what it is. But I wouldn't expect anything that will blow the doors down. My expectations are more Greenheart Housing Cooperative than Sherbrook Flats if you know what I mean.

Now if only someone could wrestle the ownership away from whomever owns the buildings at the northeast corner of Portage and Sherbrook... Just wasted potential.
