I tought I'd share this video, don't mind the fireworks, I was hoping to show how many units were occupied,
thinking there would be more people at their window or in the breezeway but the building is very quiet.

Earlier this evening - Nov 27, 2025

I was wondering what the fireworks were for / where they were coming from.

So, I saw a similar stat again n social media today. It said nothing had been sold in the Butterfly since completion? Anybody know if that's true? REW doesn't list anything sold but 16 currently for sale..

BC Assessment shows several units sold as recently as December.

Hmm, realtor Steve Saretsky says otherwise:

@SteveSaretsky
There hasn't been a single MLS resale in the Butterfly building since they started closings over a year ago, despite some sellers willing to take million dollar losses.

Here's a pic I took of its facade a couple of weeks ago.

There is something fishy about these sales.

-Twice, three sales were recorded happening on the same day; 7 Nov and 12 Dec. (FWIW both Fridays)
-At least one "sold" unit has a comparable active listing at a much lower price. 1403 sold 12 Dec for $2.34M; 1603 currently listed at $1.65M
-One "sold" unit, 2207, is currently listed at $0.99M, while shown sold 5 Dec for $1.44M

I'm not suggesting any shenanigans, just that I don't think they are likely to be true sales.

Already looking dirty lol. This building seems like it will be a pain to keep clean if they intend on keeping it white.

Hmm, was somebody lurking here...

Buyers 'left yearning' and losing millions at the Vancouver Butterfly tower
Amir Ali
Feb 13 2026

The Butterfly Tower in downtown Vancouver sticks out like a sore thumb, but there’s another sore spot emerging for some who invested in homes at the Nelson Street building....

...Realtor John Pinton shared a blog post he published about the tower and some additional information about how much money buyers who invested early are losing.

In one example, Pinton points to a buyer who closed a two-bedroom unit for close to $2.6 million in July 2025. That same unit is now listed for just over $1.6 million.

Pinton notes, “Considering GST, property purchase tax and realtor commissions, the buyer is going to lose at least $1,000,000 or more if their unit can sell at all!!”

Pinton says that a few years ago, when potential buyers were asking him about The Butterfly, he suggested it wouldn’t be a wise investment....

It makes you wonder if they even looked at the interior plans before they bought. They're just so... obviously questionable?

Oh well, fools and money.

In the 2025 RRA, Creative Energy stated that when fully occupied9, the forecast annual load for the
Butterfly hot water network would be 13,314 M#.
However, at the time of this Application, Creative Energy observes that occupancy levels—
particularly at the Residential Tower—are lower than anticipated, resulting in actual load falling
short of projections. The Residential Tower remains only partially occupied, and more
operational data is needed to establish a reliable long-term 50th percentile load forecast for this
location, similar to the Core and NEFC. Data on actual consumption from January through
October 2025 indicates that annual consumption for the Butterfly hot water network is tracking
at or below the estimate included in the 2025 RRA. Therefore, until sufficient data becomes
available, the 2025 RRA load forecast continues to be the most appropriate basis.
Accordingly, for the 2026 load forecast, Creative Energy is requesting approval to maintain the
same load forecast figure as the 2025 RRA, which is 8,277 M#.

I wonder how many are mortgaged, and the empty home tax too, are they even trying to rent them out?

It does look good at a distance and this is on a grey day, on a sunny day from afar it is very white.
I will post an undate look from a distance this summer, I'm curious to see how those breezeway trees are making out after one year.

does that rooftop fenced area have access to all in the building as an amenity, or is it part of the penthouse suite? The view from there must be very cool
