I welcome more residential and retail development to this area, especially without adding to the wall of parking deck monstrosities in the area. Arts Center station has a 40 story condo tower and a 20 story apartment tower immediately outside the gates, not to mention the High Museum of Art on the backside, which includes Symphony Hall. If that area is dead at night and on the weekends, then Atlanta as a whole is the same, and it wouldn't say much for surrounding marta stations with apartments. I lived in 1280 W. Peachtree for a year, and my experience was not as you describe. I am sure the new AMLI tower will help, and this new complex as well, but there are already a lot more people living around Arts Center than most other transit stations in the city. I live in Fairlie Poplar now, and you would need to combine four buildings down here to equal the units in just 1280. We have 24 hour restaurants and bars, and you still don't see a huge amount of traffic at night or on weekends.

Couple small things, seems like Piedmont between 14th and Monroe is filling in with street fronted MFR.

1240 PIEDMONT - Applied for NEW MULTI-FAMILY LAND DISTURBANCE PERMIT FOR (9) UNIT RESIDENTIAL BUILDING

1204 PIEDMONT AVE NE, ATLANTA GA 30309 - Applied for Variance for the construction of a new multi-family dwelling. This is the old Craigie House, they've started the process.

1529 PIEDMONT - Clear Creek Center-Swale Closure: Closure of swale and installing drainage pipe, miscellaneous land development. Looks like they will be providing easier access to their property from the new Piedmont Park, and their new retail that is fronting the park.

Colony Square - REMOVE STOREFRONT GLASS TO CONVERT A PORTION OF THE EXISTING MALL AREA INTO AN OUTSIDE AMENITY. MINOR RECONSTRUCTION FOR RELOCATED VESTIBULE TO OCCUR AFTER DEMOLITION IS COMPLETE UNDER A SEPARATE PERMIT.

June Midtown DRC Recap:

Metrotainment Cafés presented a preliminary plan to the Midtown Development Review Committee (DRC) on Tuesday, June 14th. The plan redevelops the frontage between Einstein’s and Joe’s on Juniper in order to improve valet operations and create a privately-owned public amenity that will add to the vitality of Midtown street life. Envisioned as a finely tuned pocket park that fronts on Juniper Street, this new open space will allow for casual seating, small-scale entertainment and public presentations. It will include a small venue for selling ice cream and other snacks to restaurant patrons and passers-by throughout the day and evening. The space is designed with the intent to complement the neighboring restaurants while providing a relaxed urban experience amid the surrounding high-rise environment. The DRC was generally supportive of the overall concept, recognizing the unique niche it could fill in terms of providing small-scale flex space for informal gatherings and passive recreation. However, the committee suggested modifying the overall design aesthetic to be more urban in character. They encouraged the team to explore a refined material palette and embrace a contextually sensitive approach to the architecture. The committee requested a follow-up presentation once the team has had time to incorporate the feedback and produce revised elevations.

Hopefully this includes not illegally parking and driving on the sidewalk on Juniper.

Slowly is right. That conversion work came to a halt once the traffic lights were installed, and now they're saying it won't happen until the end of the summer. I'd tell you that's because priority is going to the gaping potholes and metal plates everywhere else in the city, but you'd know I was lying, because the crumbling third-world mess of a road infrastructure we have here is never going to be fixed. Keep your tire shop on speed dial.

Off my soapbox. The Midtown QuikTrip is all lit up and has an official open date (it's next Thursday). In Vinings, the new Riverwood office tower is nearly topped out, and the Encore Center tower has started. One apartment project on Cumberland is complete, another is nearing completion, and another is just getting started--and all of that is in addition to the developments on the stadium grounds. That area sure is growing in a hurry, and the new rents are hovering around $2/sf, which seems crazy until you realize Atlanta proper is pushing $3/sf these days. The times we live in...

No, he's spot on--the west side of Arts Center is pretty dead. I think it's the lack of retail, but of course that's changing as we speak. There must be a hundred times more people on the streets around Midtown Station, where there are stores and restaurants on every block. That's what it takes to get people walking around. Residential isn't enough.

Once all of these apartment flood into Midtown, those prices should drop. Those are basically pushing 3 dollar/square feet. Wow.

1500 for a 1br in a highrise in midtown isn't awful. i'm paying 1300 for something similar here in ft worth, in the 'cultural district' in a lowrise. more than i should be...
