Yeah, at this point, I figured Eviva wasn't going to happen this cycle. Sad because that parking lot stands out a lot more now that the entire area around it is all but developed.

Do you have any information on Hanover Peachtree @ 7th or Yoo on Peachtree?

If you're talking about the lot boundary issue, that happened a couple years ago. That's why there was a redesign.

That guy is usually right about status of developments. Maybe the lot boundary issues returned or never really resolved fully? I mean to be fair, we have yet to see any new renderings of the project. All we have is hearsay...

Another developer Toll Brothers is looking to break into the Atlanta Market.

Example of types of stuff they build in urban markets.

Selig, Landmark File Permits For The Standard.

Selig Enterprises and Landmark Properties have moved another step forward on The Standard. The JV filed permits for land development on its 19-story student housing project at 708 Spring St. The project is expected to encompass 252 student housing apartments and 11k SF of street-level retail capped by a Starbucks, which is already on the site.

That project was full steam ahead a year ago but my gut feeling is that the longer it takes to get off the ground and resolve everything along with the saturation of apartments going on that they will take a good hard look at this one.

I haven't been here in awhile but 881 West Peachtree is ready to go very soon. Not sure if that was confirmed yet.

They did just get tax abatements from Fulton County a month ago. We all thought that was a sign that they would be well on their way to starting soon since at this point, we thought it was financing that was the main issue.

I'm not that excited for 880 West Peachtree, but density is density.

881 Peachtree got tax abatements I think. (The Hanover project next to Bulldog's)

Letter of Inducement for 811 Peachtree LLC (“811 Peachtree”): Mr. Matthew Nichols of Sutherland Asbill & Brennan and Ms. Rian Smith of The Integral Group appeared in connection with the request for a letter of inducement for the issuance of $116,000,000 in taxable revenue bonds for the development of a mixed use project to be called EVIVA Peachtree. 811 Peachtree intends to develop and transform an underutilized surface parking lot into a mixed use development composed of 383 competitively priced rental units, a wrapped parking structure in a 32-story high rise building, and 22,000 square feet of ground floor retail to be located at 811 Peachtree Street NE, at the intersection of 6th Street NE and Peachtree Street NE along the Midtown Mile.

Mr. Nichols informed the Authority that the average residential unit size will be approximately 789 square feet. Ms. Smith explained that EVIVA represents one of Integral’s first market-rate projects in Atlanta, but maintains affordability for residents by featuring smaller, efficiently designed floor plans creating "affordability by design," such that monthly rents will start at $1,500.00, an amount far lower than comparably appointed buildings on the Midtown Mile, which start at $1,717.00. Ms. Smith stated that this lower price point essentially offers an approximately $200 per month discount off the average unit prices in the area, which will allow for a more diverse group of residents to live in the area. The housing units will provide a lower cost housing option for new employees that are being relocated nd/or recruited to Midtown and will satisfy a growing need for this modern workforce. Upon questions from the Authority, Ms. Smith confirmed that parking spaces are allocated to each unit and that the traffic analysis has been completed by the City of Atlanta. Upon a motion made by Dr. Maupin, which was seconded by Ms. Page, the Authority unanimously approved, with the exception of Dr. Bell, the letter of inducement for 811 Peachtree.
811 Peachtree which is Eviva got tax abatements. The Hanover Peachtree @ 7th project applied for tax abatements, but haven't received them yet.

I'm mostly excited that they'll fix / expand that damn sidewalk on 8th. It's pretty much unusable.

They just presented to the Fulton development authority on 26 April. I'd be surprised if they didn't have everything settled prior to their presentation. I don't have inside knowledge of 811 (just 880), but it seems a bit odd that a property dispute would derail this project so far into the process.

Surely they wouldn't have redesigned it if that was still unresolved, but maybe there's a new problem. I'm not sure why everyone is so pessimistic about it, though. Construction will slow down, but barring another once-in-a-lifetime real estate calamity, it won't stop. That's a prime lot. It won't be empty for long.

For 880 West Peachtree, there are markers on some of the trees. I think the law offices are still occupied though, so I'm not sure what that means.

I think this went unnoticed, but the new apartments at 464 Bishop are well underway. The site has been cleared and they're doing foundation/utility stuff.

Three Alliance Center is making some progress.
The glass curtain looks like a completely different color than the renderings showed.

Maybe the color depends on which direction the light is reflecting off the glass.
