Pretty sure the lights on the new intersection will be covered until the old one is decommissioned - so should be pretty obvious where to stop in the interim.

I can speak from experience and say that it's really not. Even with the new lights covered up, there are about a half-dozen lines to choose from when stopping. New lights stop line, two crosswalk lines, old light stop line, two more crosswalk lines... if stopped at the far one, does the car behind you stop at the first one or continue on, since that light's not in service yet.

It's just a real mess right now.

you probably haven't driven along north road, it's a nightmare with traffic lights mere feet away from each other. During rush hour cars are often sat in the middle of an intersection cause they have nowhere to go and should have never attempted to catch the light.

I take this route every day for commute and honestly it hasn't changed much in terms of traffic delays.
I saw couple cars stopping at wrong stop line few days ago, but people quickly got used to it.
I was more concerned about left turn queue overflow for S/B KGB to Fraser Hwy, but it has been okay.

98A/George Jct Intersection is still spaced out at least 100 m from 98/Fraser Hwy intersection, which is a typical city block width (breadth) in Vancouver or Burnaby.
I know Vancouver or Burnaby isn't a great example when it comes to traffic, but having traffic lights 100 m apart is okay as long as they are coordinated well.
In the future, 98B Ave from 134 St will be extended to KGB as well, but existing 98B will head towards north and still be around 120 m apart from the new George Jct.

Some of the fencing along KGB has started to come down. Looks like they are getting close to opening up the new intersection.

Ugh that is SO annoying. So reading the article, they look to be phasing the last bit yet again. I am so tired of developers phasing things a million times. Phase X, Phase Y, Phase Z.

They show images of 2 x towers, yet they describe it as (a 41 story tower with 486 units). I hope they at least market both together or else another 6 years for this project to complete at current pacing.

I think the City needs to put their foot down a bit in this regard and say to developers to stop doing this stuff. You want approval, build both towers at the same time. The region needs the 900ish units.

But at the same time, the developer may need to phase their projects in order to secure the funding or to be able to back out of it if they can't secure the sales. Contrary to popular believe, the RE industry isn't guaranteed to keep climbing at the pace it does.. even during a pandemic .

If anything, I could see the Hub begin to complain of construction fatigue which I think is reasonable.

Office entry on King George looking good. Nice height and presence with tall canopy.

Nice to see the separated bike lane on George Junction. Narrow single traffic lane though. Space between sidewalk and bike lane could look good if landscaped well - hopefully they dont just lay out grass.

I don’t know why they need to put that weird little concrete median on the street. Also it would be nicer to have some curb side parking around this development, instead of a 5 metre wide section of landscaping

^The wide landscape strip on King George I suspect is a 'temporary' condition until King George is eventually upgraded to its proper standard with bike lanes and rapid transit.

Could be temporary until future projects like a possible Busway for the R1 RapidBus upgrade, maybe a median one.

April 28 2021 update.

"COMPLETION UPDATE

On behalf of PCI King George Developments Inc. and Fraser & King George Properties Limited Partnership, we are pleased to announce that construction at King George Hub Tower B3 is progressing well and we are nearing completion. We presently anticipate that closings are still on track to begin in late July 2021, however this remains subject to change in accordance with the terms of your contract as the developer could experience unforeseen construction or governmental delays. We confirm that you will be given notice of your completion date ten business days in advance in accordance with the terms of your contract. We know completions are exciting, but also understand that it can be overwhelming. Don’t worry! We are here to help you along the way. Below are some housekeeping items to keep in mind and answers to questions you may have.

NEIGHBOURHOOD/RETAIL UPDATE

We are excited to welcome new tenants to the King George Hub community, including Save-On-Foods, Spaces, Westland Insurance, and the latest addition of Rexall Drug Store.

PRE-COMPLETION ORIENTATIONS

We estimate pre-completion orientations will be starting early June. A representative from PCI Homeowner Care Team will be contacting you via email with a minimum of two weeks’ notice with your assigned pre-completion orientation appointment time. All appointments will be scheduled between the hours of 8:00 am and 5:00 pm, Monday to Friday. Due to the volume of orientations conducted in a short time frame, walkthrough dates and times cannot be changed. To assist with ensuring that pre-completion orientations are conducted in a smooth and efficient manner, we kindly request that you arrive on time and that no more than two people are in attendance for your appointment. Children are not permitted. Many appointments will be scheduled throughout the day so to avoid feeling rushed, please be on time as appointments are scheduled immediately after your time allotment. Relevant COVID-19 protocols will be enforced.

FREQUENTLY ASKED QUESTIONS

1. When will I know my Completion Date?
The completion date will be established by the developer and will be set out in a formal written notice to you or your lawyer or notary. Such completion date will be ten business days after the date on which the developer has delivered such notice to you or your lawyer or notary, all as more particularly set out in your contract.

2. Can I delay or change my Completion Date?
The developer does not accept changes to the completion date after the completion date notice has been delivered.

3. I won’t be able to make it to my Homeowner Walkthrough. Can I send someone on my behalf?
Yes, a designate form will be provided to you to fill out and sign if you have a person who will be conducting the walkthrough on your behalf. Any such person must present photo identification that matches the designate form in order to proceed. If this pertains to you, please contact a representative at ...

4. When and where can I pick up my keys?
Once your purchase has completed and funds have been received by the developer’s lawyer, a representative of the developer will contact you with an appointment to pick up your keys on the possession date (which will be One day following the completion date). If you would like to send someone to pick up your keys on your behalf, please let us know and we will provide you with a form to sign. Such person must present photo identification that matches the signed form in order to proceed.

5. When do I find out my Parking stall / Storage locker information?
If you are entitled to a parking stall and/or a storage locker in accordance with the terms of your contract, a representative of the developer will provide you with your parking stall and/or storage locker number on your possession date. The location of your parking stall and/or storage locker (if applicable) will be determined by the developer, in the developer’s sole discretion, and such location(s) cannot be selected or changed.

6. Are there any extra Parking stalls/Storage lockers to purchase?
At this time, we do not have any available parking or storage lockers to sell. However, if you would like to be placed on the waitlist for any possible availability and pricing information, please email .. to ensure we contact you if this information becomes relevant after completion.

7. Where will I be able to store my bicycle?
There will be bicycle storage rooms containing multiple bicycle storage racks which have space to store bicycles. On closing, you will be provided with a license to use a particular bicycle storage room for the purpose of storing one bicycle.

8. Who do I contact for a service request or move in information?
Move-in information can be provided by emailing .. while service requests will be handed through the homeowner portal.

9. Can I assign my contract? The developer will not consent to any assignment requests (including to family members) unless all necessary paperwork related to the assignment is fully completed and finalized prior to June 1, 2021. The paperwork necessary to facilitate an assignment is complicated and is comprised of numerous documents, accordingly we ask that you contact your lawyer or notary immediately if you need to request an assignment. We note that an assignment request includes, but is not limited to, the addition or removal of a purchaser. For greater certainty, the approval of any assignment requests (including to family members) may be arbitrarily withheld by the developer notwithstanding that such request is made prior to the above noted date. Please note that all third party assignments are no longer permitted and that the June 1, 2021 deadline pertains to family and corporation assignments."
