Now we get to see what the market bears. I'm going to wager we see some proposals that are similar height to those in Kitchener, at least for a while -- 40-45 storeys at the tallest, with many more in the 25 to 35 range.
I suspect that heights will be held at Landmark Place for a bit at least at 121 metres. Danko was supportive of the increase but spoke that he didn't want to see much taller than this. I'm not sure council would be as supportive of an application that, say, came in at 50 storeys.

I agree. And I don't imagine there's a strong enough business case for developers to exceed 40 or 45 storeys anyway, and those will probably be the exception.

Landmark is 127m.

Taken October 24, 2021.

Kind of hard to see from these shots, but they've begun excavating on the southwest corner of the site. Already almost a floor deep. Seems like they're mostly removing the foundation of the old building there.

they haven't completed the piles for the pit walls yet, so it's likely just foundation demolition. It'll most likely be backfilled again to provide a level surface for the pile drivers to work.

Anyone know how deep they are going here? I don't believe this has above ground parking, does it? I can't recall.

Edit: looking at an elevation in staffs presentation on the appeal of the CoA approval, it looks like it's 4 levels of underground.

If you actually look back in the thread to April 24th you'll see that the demolition team actually already removed much of the foundation and filled it in once already. So not sure what they're doing at the moment. This week should be interesting.

Eventually, yea. They have 4 levels to dig down first though by the looks of it though so it'll probably take a bit.

I've lost track, what's the current crane count in the downtown area? I'm assuming this project will require two cranes.

1 Jarvis - two
McMaster Graduate Residence - one (imminent second one though)
Platinum - one (likely to come down in the next 4 weeks though)
King and Queen Hotel and tower - two

So six. I imagine the McMaster Graduate Residence will go up around the time Platinum's comes down, so it will stay at 6 until this project at 75 James starts, it will then be 8 if the one crane for the hotel at Queen and King hasn't come down yet.

That's if I'm not missing any.

The other ones downtown that are "approved" and may get going while most of those other cranes are still up:

206 King W.
Apex
Corktown Plaza
Television City

Probably another 6 cranes there, if Corktown and TV City have two each.

I suspect Apex is a while away. Anyone heard how their sales are doing? They likely won't start until they hit the 80% mark which took Platinum a few months.

Metro City condos is also actually quite far along and wouldn't be surprised if it breaks ground around the same time as Corktown Plaza.

Honestly I suspect Apex will be the next one to start. Platinum is just finishing up and Coletara is changing it's focus to Apex.

I believe Slate is planning to build Corktown Plaza as a rental, so I'm not really sure where they are on that one. As far as I know they are closeish.

206 king is moving super slow and is from a no-name developer so no idea on when that will start.

Television City is sort of in limbo from what I know, I think Lamb is having some financial issues lately to be honest as he's had a few too many project cancellations. Television City was already cancelled with deposits refunded a little while ago I believe, so he needs to restart marketing on that before building, and he's already been sitting on the approval for almost 2 years now.

Westgate on Main will also likely start next year, and I could see 41 Wilson starting later in the year if Emblem goes for a spring sales launch as they seem to move super quickly on their projects.

And once this round is finishing up there will be a slew of towers going up that are still in planning. Not all will make it, but I think it's going to be a long time before we have a skyline that does not include at least a few cranes.
