75 James Street South | 108 m | 34 fl | Under Construction
 
Finally got the architectural files from the city. This site is from James to Hughson, and the mid-block laneway to Jackson. The city doesn't have renderings currently but they have apparently inquired with the developer for some, I'll post them if I get them.

Edit: This should be 75 James Street SOUTH, not North. Oops!

You sure about that address? 75 James St South is a beautiful house part way up the mountain access? https://www.google.com/maps/place/75...!4d-79.8753929

Was orienting myself on this one, the historic building is the del Monte one (Liuna now i think

It's actually the 4 story commercial building at James and Jackson. It says it right on the building.

That's what I thought too. Attached as well, it appears (those are the north and south angles).

Wonder if LIUNA is also attached financially. They seem to be becoming more active in downtown development.

I heard Liuna/Stonehaven talking about a potential development here about a year ago. Safe to say they have some involvement.

There was a proposal for this exact same spot years ago, like 2004. So old it would be impossible for me to find it. I remember it was a blue glass building with two towers, I don't think it was tall, something like 20 storeys and I believe LIUNA was involved. I think DeSantis Developments was also involved in it too, there HQ is on the same block, facing Main St.

We both punched in the address but got different locations in mine it does say 75 on the house. I'd really hate to be that Uber Eats delivery driver lol

The House is probably 75 James Mountain Road.

Confirmed, type in 75 James Mountain Road in the search bar for Google and you get the house.

Ahhh finally something buts up to the forlorn looking Liuna building - I always wondered about this area - this beautiful building in a sea of parking lot - it will be great to see this area fill in :)

The Liuna building stones could use a good sodablasting while they are at it :)

Loving the stair step design of this - I love any sort of flair on a building other than just a boring rectangle :)

A year ago, Fengate had a formal issue regarding this site that excused this site from an LPAT approval of downtown zoning bylaw changes. I would think they're still involved then too.

The teachers credit union in the crappy little building on the southwest corner of this site has closed down. I'm not 100% sure, but I doubt there is much if anything left in that building now. I wonder if we'll see demolition soon.

  • The area of the new branch (280 Barton Street West) will see significant future economic development by the city of Hamilton and real estate developers over the next 5-10 years.
