I agree. I don't think it's post modern at all - more just contemporary. It's unusual, and the materials do look of quality. I think that, somehow, it actually relates well to its old industrial/railroad setting. And the views!

Agreed. Looks like the first new apartment develop in a while that might survive a thirty year lifespan. At first glance the facade is a little odd, but I think that's a good thing for Atlanta and it will fit in well with the local warehouses/industrial vibe.

I cannot wait until more development stretches east to abut up to Northside Drive. With the increasing density and quality of food, this is easily one of Atlanta's most interesting neighborhoods.

The new Howell Mill apartments - the stepped, limestone-clad, international style (sort of) is reminiscent of CNN Center. IMO that treatment would be more successful if it weren't so enormous. In recent projects, we have seen a lot of variety in materials, colors, massing, etc in an attempt to create interest and give distinction.
It's almost brutual in its consistency......however I am glad to see a different approach by a new (to me) designer.
Gonna stay open minded on this one.....I'm sure it will lease up either way.

OK, maybe the scale for the neighborhood is what bothers me. It also disturbs the funk or character of the immediate surroundings.

I'm willing to bet they're trying to use a composite panel rainscreen - much akin to the ones on the Center for Civil and Human Rights....rather than the limestone look. Renderings like this are all-too-deceiving and the public usually takes them too literally rather than conceptually.

I'm impressed at how well the Howell Mill project hid the parking deck. I like this much more than your typical 5-floor stick-built affair.

Does this include the lot that Northside Tavern is on?

To me it's about the sheer size of the development, not the height, cementing another super block for pedestrians to walk around. While it's the norm for the area, I cannot help but think what if the north end of Brady to 8th St had a street cutting through the middle. Would have created a lot more inviting of an area to walk. Makes me hope 14th to 11th between Howell and Northside gets some sort of grid system down the line.

No. You can actually (barely) see the sign for Northside Tavern at the bottom right of the rendering along Howell Mill (curved side of building).

I'm split on 1050 Howell Mills. It's catacomb design is interesting and different for the time. But it's been done in the pass in some of Portman's buildings, namely the Marriott Marquis downtown. How this building turns out will largely depend on the type of material they use for the cladding. My immediately beliefs, based on the rendering is that they'll use limestone like in the picture below. If this is the kind of material they use, this is going to be a very high quality building. Its the type of building that makes people stare because they're not immediately sure what purpose it serves.

Okay, now I understand the street orientation...I was confused and didn't understand what street each side was on. I actually like that a lot to be honest. I love the little opening between the Northside Tavern and the apartment building. Would make for a nice dining area for a restaurant.

That's the same as the last page isn't it?

This building would certainly be different than anything being built currently. I like the backside of the building (with the staggering, for lack of better term), but I just don't like the side facing 11th St. It's just a seemingly endless 9-story wall of repeating windows and balconies with no variation in the exterior. I've seen people on here call that "boring" before. What makes this so different? And how can you be so sure the exterior will be of good quality?

1050 Howell Mill looks like something that would be built in DC. This density/style is a step up from the typical cookie cutter 5 story apartments we've seen all around town.
