Kermit's Hot Dog House has become a Winston-Salem staple since its founding in 1966, but owners Buster Williams and Paul Church are looking to retire and for someone else to take over the drive-in on the city's south side.

The site proposed for the new arena are the two parking lots adjacent to the current Gains center. The old nursing building occupied that lot many years ago.
There will be new classrooms in both the renovated Kenneth R. Williams auditorium and the Houser Hall of Music. These two projects are already funded and have just begun construction this month.

The Winston-Salem/Forsyth County planning board gave the nod to a proposal for 138 townhome units in the Union Cross area Thursday evening, adding another bump in the road for a large group of neighbors opposing the effort.

Even though the Union Cross neighborhood group packed the planning board chambers for the meeting, a hallmark strategy for organized resident alliances, most planning officials had no trouble giving a thumbs up to developer Greg Garrett's plan: a clustered community of townhomes in a 27-acre field out between Interstate 74 and High Point Road, right along the east side of Hastings Road.

I'll join the fun and also break a big story on this update... Boxcar Bar+Arcade will open in downtown Winston-Salem at Winston Junction. Remember, you heard it here first! I'll share more details on social media tonight, such as what to expect and the architect for the upfit.

This is very exciting news! I would love to see an 8,000-seat on-campus venue. It would also be great if it could bring other live music, sports, and entertainment acts to campus. It should be on-campus, to attract the largest crowds for WSSU games.

The Winston-Salem City Council is scheduled to address an economic-incentive request from two textile manufacturers that would provide a combined 70 jobs over five years.

The projects, according to separate legal notices, have been identified as “Project Renaissance” with a pledge of 42 jobs and “Project Beaver” with a pledge of 28 jobs.

The city’s Planning Board will review the requests first at its 4 p.m. meeting Tuesday. Council has scheduled public hearings for 6 p.m. April. 21.

Projects & Construction:
I want to thank the photographers and local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen. I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Many people reading this are far-away and this allows them to see the projects. If you can, please support any local businesses or follow social pages sharing photographs and thank them.

This week, we have exciting new proposals, including a potential courthouse-to-apartments adaptive-reuse project! Also, State funding could accelerate a few projects and create new projects, in today's update. This is exciting! Lets get updated!

Video Link

Hall of Justice Redevelopment:
It appears as if the Forsyth Hall of Justice could become apartments. A developer has emerged and is working with an architect to see what apartments would look like in this building. Since it has so few windows, the developer may have to add windows to the building. Apartments is the most expensive reuse, compared to other uses Forsyth County would prefer, and the county has talked with colleges, hospitals, and others to see if they are interested. Other developers are still looking at this building, so another proposal could emerge. If this developer closes, expect an interesting transformation.

The Grounds:

Strikers Soccer Center:
Strikers Soccer Center is interested in opening a location in Winston-Salem. They are considering a location at 6010 Gun Club Road. Yes, there are plans to reuse the 1960 building on the site, if they can.

1782 George Stockburger House Restoration:

1802 Distillery Restoration:
The restoration projects at Bethabara Park would receive $5.32 million of taxpayer money in State House Bill 817.

New Tenants/Leases:
Okay Brewing could open at 505 North Cherry Street. It's not beer brewing. It's coffee brewing. This is downtown, across the street from the convention center.

The Little Gym has leased the space at 202B in Thruway Shopping Center. This is a gym for kids ages 4 months to 12 years.

Boxcar Bar + Arcade Winston-Salem is opening at Winston Junction, at Trade Street and Ninth Street. This is a significant renovation (in cost)! It includes a pizza kitchen, private event space, live music, full bar, arcade/game hall, and an outdoor patio space with games. Abbotts Creek Studio is the architect for this project. Sorry, I don't have a completion date for the upfit.

The OGs restaurant will open on the ground floor of 421 Summit Street, in the former Lashmit, James, Brown, & Pollock headquarters. That architecture firm is better known today as CJMW. Their (architecture firm) office was on the top floor and I think an advertising firm was on the ground floor? The building was completed in 1957, though I have photographs dated 1956 showing the completed building?

Reach Center at Winston Lake:
Window installation is nearing completion. They are fundraising, with a goal of $1.5 million.

Future Industrial Sites:
HDR's industrial site location study, for Forsyth County, should be completed in May 2025.

Bowman Gray Stadium Renovation:
State House Bill 817 would provide $1.5 million in taxpayer money for more upgrades at Bowman Gray Stadium. This will allow the stadium to seek more NASCAR events, like the nationally televised event in February.

Salem Bottling Works:

Economic Development:
Winston-Salem has 81 active economic development projects. Of these, 15 are life sciences and 3 are in aerospace/aviation. What is the biggest category? Advanced manufacturing, at 54 active economic development projects.

Alternative Transportation:

Depot District:

A passenger rail station, at the Depot District, will open in Fall 2028:
Video Link

Oliver Cycling Park:
This project has finally decided to seek taxpayer funding. House Bill 817 includes $4 million in State money for the project. The money can be used for design and construction costs.

421 Pedestrian Bridge:
A new pedestrian bridge is under construction, over future Interstate 777 at North Wilkesboro Speedway. The bridge is 202 feet / 61.5 metres long and 14 feet / 4.25 metres tall. It weighs 175,000 pounds / 79,500 kilograms.

Rails-to-Trails Bicycle Commuter Highway Expansion:
Did you vote? It matters. The current administration is pulling all funding for bicycle projects, including the Long Branch Trail Expansion. There is currently a letter writing campaign to restore the federal funding.

Smith Reynolds Airport Restoration:
The renovated 1941 terminal will open in June or July 2025. Currently work is about to start on the third floor and control tower. The airport's Air Traffic Low Altitude surveillance system (ATLAS), the first in the nation, will be turned-on April 15, 2025. This is for using and testing autonomous aircraft and equipment and provides superior situational awareness of traffic at and around the airport.

Trido of Japan has closed at 5908 University Parkway, but a new restaurant called Paprikas is moving into the building.

Ahmed Haloma, a native of Egypt, and April Hayes, his wife, said that Paprikas will be a pizza and Mediterranean restaurant.

The quick-service fare will include such items as falafel and other Mediterranean food bowls.

I’m so glad some part of this development is finally open. It really is going to inject new life into that area of center city.

Lennar gets approval for Meadowlark subdivision in Winston-Salem

The site is located on about 70 acres in western Winston-Salem, adjacent to the popular Brookberry Farms development, where homes often sell for seven figures. The median listing home price in the 27106 ZIP Code was $414,700 in February. The Sherwood Company and Jacob Rudisill, entitlement manager at Lennar, are both listed on the plans. The Sherwood Company is a joint venture partnership of Hubbard Realty, according to the company's instagram page. The Sherwood Company has owned the land for the Meadowlark Subdivision since 1985 and also developed the 300-acre New Sherwood planned development west of Peace Haven Road in Winston-Salem.

Winston-Salem council members approved $444,318 in total incentives for two economic development projects projected to bring hundreds of thousands of dollars in tax revenue and 70 new jobs over the next five years.

The first project is for GMAX Industries, a New York-based disposable medical supplies manufacturer considering a $15 million investment into an existing building in Winston-Salem, according to assistant city manager Ben Rowe.

The minority-owned business would create towel, gauze, surgical drapes, gowns and syringes, Rowe said.

In the next five years, the company projects to add 42 new jobs with an average wage of $57,000 a year, according to Rowe. The city expects to receive $306,270 in property tax revenue in the next five years.…. The second project is for Polyvlies USA, a German manufacturer of nonwoven and technical textiles, which already has a 70,000 square-foot facility in the Union Cross business park.

The company is considering whether to construct a new 80,000-square-foot building near their current site or buy a competitive business in the Midwest, said Rowe.

Any updates on the medical supply company (GMAX Industries) that I was told is interested in the former Journal Printing Plant (on East Fifth Street)?

A few hours late, but posted! We have a rare update on the Tanglewood Championship Course Clubhouse, part of the East Tower is open, and work is now completed at the Cloverdale Surgery Center. Lets get updated!

New Tenants/Leases:
Reboot Barcade is adding a stage for live music. Karen Newman Fridy Design is the architect for this project.

I broke the news on this story on social media: A restaurant called Mike's Vegan Grill will open in downtown Winston-Salem at 207 West Third Street.

A barbershop could open in the 1,913-square-foot space at 809 Burke Street.

Our Event Center of the Week is the potential conversion of a former retail space, at 4404 Old Rural Hall Road, into an event center. It's still being considered and is not a done deal.

Cloverdale Surgery Center: Built!
This project will officially open in the next week or two, but it is considered completed.

The Flats at Peters Creek was placed on our "first post" under-construction list several months back. So, yes it is under-construction and should have visible progress by now. To see what is under construction in the city limits, see the first post. This thread uses the traditional "work at the site" or "ground breaking" definition that most people use and not the strictest definition of "foundation work." Our entry for the Flats at Peters Creek didn't have their selection of general contractor and that appears to be the latest rendering. The other rendering is outdated. Sadly, I couldn't find any construction photographs. No one photographs it. Maybe someone will visit the site and take a photograph or two. It's a noteworthy project to not have any construction photographs.
