Don't know about T. Stacy, but 21C is currently building a sales office in the Littlefield building at 6th and Congress.

Great shots priller. Yeah they are starting to put the balconies on 360. If you look inside the windows you can see some loose doors and the railing.

21C is definitely a go. Last I heard, ground breaking is supposed to happen in January. I'll verify this if I can.

The sales office is in the former Schlotzsky's location.

Last I remember from T stacy is that they are "watching" the market closely. I'm sure something will eventually go up there, but I doubt we will ever see the current proposed height ever met.

I drove thru Austin, yesterday. 360 really stands our coming in N on 35. I really like the views of it. Its a whole new prospective...

So it would appear that the current boomlet would end with 21C? When a developer is "watching the market", that's code for "this one ain't going up".

One would suspect that the developers will eye how well these projects sell, then we'll see a second round in a few years.

I'm new to this forum, though I've read it for a number of years. I would assume that many of you know that the World Almanac lists the buildings in North American cities, and that the minimum height to be listed is 400'? Until 2003, Austin had no buildings at all over that height. In a span of seven or eight years, there will be..

1 over 600 (Austonian)
3 over 500 (Frost, 360, 21C)
3 over 400 (Spring, Altavida, W)

Did I miss any that are reasonably close to going?

Also, does anyone know what the final height for the hotel under constr. by the tower in San Antonio will be?

Can somebody maybe start a Spring tower construction thread I would do it but I dont think I have any renderings of it, I did but I can't find them now and we have the Austonian, W, and 360 in the construction thread section but not Spring...

I don't know about that. I think the T. Stacy project has always been a bit iffy. As far as other big residential towers go, there are still 7th & Rio, Ovation, and the Post Office tower at the least.

Personally I have never had faith in the T Stacy project... no matter how solid or poor the real estate market and local economy.

I am interested in the latest estimates for ground breaking on these major projects that look rock solid at the moment:

1. Four Seasons [last estimated to be Novemeber] ~38 stories
2. Post Office tower 1. [last estimated to be before the end of the year] ~35 stories
3. CLB 7th and Rio Grand [last estimated to be before the end of the year] ~34 stories
4. Hotel Van Zandt [last estimated to be October] ~30 stories
5. 21C [last estimated to be 1st QTR '08... January goal] ~44 stories
6. Mariott Convention Center hotels [estimated 1st QTR '09] ~34 stories


Thats a lot of solid developments yet to break ground on top of all that is currently going up... or just broke [W, Spring, etc].

I talked to my contact. He said 21C goes before city council on Thursday. I haven't checked the agenda to confirm that.

He also thinks they will tear down the Whitley building in January and start digging in Feb/March. I think there is going to be a 6 or 8 level parking garage under ground, so it will take a while before anything is visible from the street.

As far as a ground breaking goes, I think it is the same as always. There's a few men and women in suits with a few shovels who turn over a little dirt, take some photos, and drink some wine.

I guess what I was wondering is, does the ground breaking ceremony happen after the existing building is torn down and cleared away? Or does it happen when they start to tear it down (more like ground breaking with a bulldozer)?

I was hoping that project was a definite go. Isn't it the only one right now that is offering office space? Speaking of which, does anyone have stats on how the office market is holding downtown? Is there a big demand right now?

By the way, I made my first Asheville trip, and, in fact, am sitting at the airport here waiting to fly out. Great little city! Couldn't believe how many neighborhoods are like Austin's. But they're dealing with the same thing Austin's dealt with. Developers are eager to put up new office and condo towers downtown, but the locals don't want to see change and want zero growth, despite the sprawl that's overtaking the city.

I would say once they officially start construction on the building itself. Anytime you have actual materials being put together is a good sign it's official.

Some random stuff from last Friday 10/12. Also I spotted 360 for the first time on South First Street about half way between William Cannon Drive and Slaughter Lane. The only other building downtown you can see from that spot is Frost Bank Tower.

East Riverside Drive/71 view.


This shot right here is nuts. Just look at that cluster of buildings on the left. Out of the 7 highrises over there, 4 are under construction (that you can see). This doesn't even include Spring, W Austin Hotel & Residences, Altavida, The Austonian and Legacy @ Town Lake. So right now you can see 7 buildings there, but by 2010 there will be 12 buildings there. I don't think Seaholm will be visible, but the Hotel Van Zandt will just north of The Shore. So 13 highrises there by 2010, versus 7 now. Also the Marriott will help fill in that gap between One Congress Plaza and 301 Congress. Also the 21C Hotel will be very prominent here, just to the right of 301 Congress, likely filling the gap between it and Frost. Also the Four Seasons Residences will be very prominent here just east (right) of San Jacinto Center.

Priller,

I have heard great things about Asheville... and you can ski nearby I believe!

In regard to T. Stacy... there is demand for office space downtown and that need will be filled in the next few years. I just don't believe he is the one to pull it off.

GREAT shots Kevin! Its been awhile since I've been down to the Riverside/Ben White vicinity. Man has that view changed! The cluster of towers along and near the river is going to be insane in another year or two.

i work in the bank of america tower. on the bottom floor, they are remodeling part of the floor into a bank of america branch next to the downstairs lobby. so, i am assuming that they are going to be moving from next door (where the proposed t stacy building is to be built) into the bank of america tower once they are finished remodeling. so, that could possibly be a step towards the building next door being vacated and torn down to make way for the project. but, this is just speculation on my part.
