Help me understand why NFS needs the deal booked in Q3? Just last quarter they booked $2.9 Billion in revenue and $710 Million in profit and their rev y-o-y increased 46%. A one time land sale will have absolutely zero effect on their stock price when the company has a market cap of $50.2 Billion...that's Billion with a B - not a M.

Maybe CIM/CoA are using Norfolk Southern as the public face for these incentives to mask that they are really intended for Amazon

The downside would be if somehow things get screwed up and (1) NS sells the land but makes no HQ move to ATL, (2) the CIM bunch makes a minimal build-out over 20 years and meanwhile take the proceeds out of the local economy and back to LA, (3) KLB is left holding the bag having transferred hundreds of millions of TAD property tax benefits to the Khazars supposed to have been used for affordable housing. Maybe they can spin it as a win-win, like a Maynard Jackson bond deal.

Here's what the AJC reported regarding NS' HQ relocation:

“The land sale is considered critical to Gulch redevelopment as well as for Norfolk Southern to proceed with its relocation plans."

So what I'm getting at, is NS' land sale conditional to the passage of the incentive package? If not, and if what you say is the case, then as I said earlier, KLB basically lied.

There's also #4 - Amazon selects another site / city for its HQ2

No shit sherlock - NFS own 15+ acres in the Gulch. Off course it is critical for CIM Group or HQ2 to close the deal with them to get the deal done.

However let's be honest S-17 - that is not you were saying before. You were saying the land deal and what KLB (I still like it) said to City Council was implying NFS HQ relo to ATL is what this is all about.

Go sell crazy somewhere else because we are all stocked here S-17!

Did you not actually read my posts? Let's rewind and take things slow.

I quoted a report from the AJC that stated NS relocating their headquarters is contigent upon the land sale going through.

That's exactly what I said earlier (this was all related to NS relocating their HQ), but you and another poster argued the land sale had nothing to do with the relocation of their HQ.

So moving beyond that, the question I then asked is if NS' HQ relocation is contingent upon the land sale, is the land sale contingent upon the incentives passing? If so, then connecting the dots, they are in fact the Fortune 500 company rushing to get the incentives passed.

You and another poster again claimed that wasn't the case. And if not, that means KLB lied.

I'm not sure they're playing the game with us. I agree with other posters who have suggested it's quite possible they're using the hype over HQ2 to ram through something that might not pass otherwise, at least not in current form.

You have said the Stitch (or at least a smaller park) is related, but that you cannot give more details... why not? You're not a journalist; your livelihood won't be impacted if you're wrong. This is just a bunch of people interested in development on some Internet forum.

The casino talk, the Stitch, the mini-Stitch, 675 West Peachtree, Carl Icahn, 6 major office proposals in Midtown, MARTA expansion, all of the new parks, CoA $1 Billion commitment for affordable housing...etc. all of these things are connected to HQ2. Surely you don't need me to paint that picture.

The only additional details I could give you (that you would care about) is to name who told me and that would most certainly impact their livelihood. Imma @$$hole, but not that big of an @$$hole.

I always try and share as much as I can share on here without crossing the line.

What makes you think we're in the 9th inning with Amazon?

A LOI for 1 million sqft of office space? They've done this in multiple cities.

CIM moving forward with the gulch? They've stated it's a go with or with out Amazon.

The CoA incentives? They spell out what CIM gets if there is no Amazon.

Again, as several others have stated, it's not a stretch to assume they're hyping up the Norfolk Southern HQ relocation as leverage to ram through HQ2 incentives that might not pass otherwise, and it's also not a stretch to assume they're doing this *without* Amazon having actually selected Atlanta.
