The $25 million plan to remake downtown Atlanta’s state-owned signature park got a big boost.The Woodruff Foundation will donate $10 million to the Georgia World Congress Center for its Centennial Olympic Park plan. The same foundation two decades ago helped lay the groundwork to transform the 21-acre park into a downtown jewel.The changes envisioned for Centennial include new event space on park grounds with a downstairs restaurant, turning a section of Andrew Young International Boulevard into a pedestrian walkway and a new entrance to the green space.

They're seeking to rezone from RG-3 to MR-5A - mostly for more density (higher FAR); MR-5A doesn't forbid retail/commercial use but it does restrict it based on use and area of development. The zoning restricts the size of the retail but it doesn't forbid it. Supportive/accessory retail use is also allowed in the current zoning (RG-3) - again it's just limited but it's not forbidden under these uses.

I am NO fan of Fuqua either, but I feel Lenox Marketplace (Dick's, Target) was a pretty good effort. It's biggest flaw that I can see is the fact that it could use more windows. But at least it fronts the street and has a wrapped parking deck instead of surface lots. It would have been great if it had more plentiful windows rather than the somewhat gymnasium style it has now. Jeff is just a lazy developer-always going for the easy way out (ie surface lots).

The rezoning request doesn't mention any retail, just residential and parking:

I didn't see any retail in the plans either, but I don't see a huge need for retail on this spot as truly necessary - if it were the lot to the North that faces North Avenue (which I believe GA Tech still owns) I could see more of a need for some supportive retail that's just not student-oriented but neighborhood-oriented like a small grocer/market.

The more transient student-oriented housing isn't as strong of a demand for a large grocer when there's not much other commercial,supportive retail space nearby. There's a shuttle that takes students to Midtown MARTA and Publix just a few blocks from here anyways.

Not defending him, but a wrapped deck doesn't make financial sense in a lot of his developments.

New picture of Hanover Midtown facing southeast from Peachtree St. is up on the DRC November recap.

edit: Also I forgot about Lenox Marketplace. I agree, it is better than his typical developments, but it still is in my mind faux-urban since it is insular; you have to enter into the parking deck to access many of the stores in it. Plaza Midtown is an example of a good balance it has entrances to retail in the deck and at the street.

Apparently a crane fell (not sure which one) and hit some power lines. Power out for a big chunk of midtown -- I've heard North to 17th Street

I saw the excavators excavating at the AMLI Arts Center site too. I work nearby, so I'll keep an eye on the site.

Maybe it was the crane at Modera. I was in Midtown yesterday and it looks like that crane isn't straight. It bends at the top...
