That's my cheap and lazy version of a Brentwood update. I've only got a one zone transit pass but I've figured out that I can go to Holdom Station (the first station to the east of Brentwood) and get off and go to the westbound platform without exiting the system. So, I can take pics inbound and outbound from Brentwood Station going east and going west. And I can get off at Brentwood and take pics from the platform. I get on the train again to head back into Zone One (Vancouver) and do not incur an extra charge because I didn't exit the system on my trip outside of Zone One. It's also nice to do if the weather's not so great. Next time there's good weather on a weekend (when I can travel through all zones with my one zone pass) then I'll do a proper walkabout at Brentwood.

I'm looking forward to seeing the towers start to rise. It could be sometime early next year before that happens, though.

Thanks McMinsen, your contribution is always greatly appreciated.

Is it just me, or does anyone think that the pace of construction has slowed down somewhat? I'm surprised that the condo towers haven't gone up higher. Seems like there is a wait for the complicated mall portion to achieve more substantial works.

Thanks Miminsin, you are such an inspiration!! Your contribution to this thread and to this forum is deeply appreciated. You and another forum member Kalzu always have interesting pic, from various angles. Makes this forum lively , keeps the rest of us informed and entertained. Yeah, they probably want to finish the mall first to get cash flow going.

I suppose the draw of the new mall alone is like free marketing for Shape regarding the latter phase condos.

The mall doesn't need to be done to use it in marketing. This is all about cashflows.

Why is that a factor when most of the towers are already sold out or selling out faster than hot cakes?

The sales teams probably don't even know who the majority of the bars, lounges, retailers or tenants (even some anchor tenants) will be yet, (or at least they didn't know when they first two towers were getting sold out).

The boutique retailers and luxury eateries - as appealing as they may be - are not typically the top selling point for projects like these.

I completely agree with you. These towers would sell out completely regardless of what retail is in the podium. I was poking fun at Vin who seems to think those are make or break details for most buyers.

Personally, I think it is important to know which retailers will be in an area, but that is way down the list when criteria such as proximity to Downtown, major schools, parks, leisure, etc. are placed into the equation. Location for me is paramount. Indeed, I purchased at Escala partly because of what was happening in Brentwood, but mostly for the fact that it would give me a 10 minute commute to work and the ability to head to beaches like Spanish Banks and English Bay after work.

Fact is all projects with lots of retail, and close enough to transit are sold out in a day or within a week. Retail and transit bring lots of convenience. That's a simple logic to digest.

I cant agree more that known retailers will persuades buyers. If all macro factors being equal in two locations ( close to transit, close to highways, close to downtown, close to employment ....) buyers tend to choose to be near retailers they like. Such as a favorite grocery store, restaurant, Uniglo, Catus ,Earls, even a bank makes a difference. I would choose Brentwood over Metrotown simply because so much easier to access Costco.

Fact is, location is the important factor. Every major project within a few blocks of SkyTrain sells out very quickly with or without a retail component.

Escala and Aviara have no retail component, right?

Explain Olympic Village. The condos built after the initial Village-phase were a lot more affordable but still took forever to sell. Very few retail there.
Edmonds Station condos/townhomes, etc - also took forever to sell.

However, in a matter of one or couple of days:
Solo - Sold out
Amazing Brentwood - Sold out
Marine Gateway - Sold out
Station Square - Sold out
