Why is that a factor when most of the towers are already sold out or selling out faster than hot cakes?

The sales teams probably don't even know who the majority of the bars, lounges, retailers or tenants (even some anchor tenants) will be yet, (or at least they didn't know when they first two towers were getting sold out).

The boutique retailers and luxury eateries - as appealing as they may be - are not typically the top selling point for projects like these.

Nobody is buying a condo unit in Station Square for example, because they'll have an Earl's or Cactus Club downstairs in the podium.
