Depending on what Soloviev does here, there could be three supertall, hyper-luxury hotel/condos rising simultaneously:
1. Related’s 625 Madison;
2. Sedesco’s 41 W 57th; and
3. Soloviev’s 10 W 57th.

Also, it’s unclear what uses 1 E 57th will be or how tall it will be, but I suspect that it will be iconic. Thus, a fourth extraordinary tower also will be rising at the same time.

Do you foresee these seeking foreign backing considering the rates and conditions for financing are still in bad territory? I'd love to see these rise within the next 3 years. Sort of to add to synchronized nature of Hudson Yards Phase II, boom wise. In addition to everything on Park Ave.

I’ve been following the 57th and 6th site for decades. As I recall, the same entity that owns The Hemisphere House also owns the empty lots just to the east. Further, the Hemisphere is a rental. I wonder if it has rent-regulated tenants who are blackmailing the owner re: leaving, and, thereby, blocking redevelopment.

The deeds are signed by Jeffrey Morris. I think that he may be involved with Zeckendorf.

Hopefully, they can buy 30 W 57th and 23 W 56th, the little dump that houses Tina’s. If so, they could shift the location of the tower to the west end of the site. This would provide a large plot from 56th to 57th and would largely preserve southern views from 9 West 57th. The eastern portion of the site could house a 10-15 story hotel with retail, which, once again, would preserve the southern views for 9 West 57th.

I walked by this site the other day and noted how enormous it is, especially now that Soloviev owns No. 26. He has the chance to transform this stretch of 57th. I really hope that he builds something iconic which would also benefit his crown jewel across the street.

I hope that it won't be an office tower. It would be a travesty if a short glass box is built here like the mundane one that is being built at the Cavalry Church site on 57th.

I think Soloviev stated that he would decide by June what they’re building. Hopefully, it will be an iconic condo-hotel.

I wonder why Soloviev isn’t proceeding with demolition at 24 W 57th. I assume that the tenants had demo clauses in their leases.

Development black hole remains on West 57th Street

Cuozzo has a point, but it seems that Soloviev and Sedesco are heading toward development. Who knows what's going on with Vornado's Rizzoli site? However, I disagree with Cuozzo's claim re: the closure of Rue

Correct, that Rue 57 corner looks like an assemblage, which can only be good news. That building sucks.

P.S.: The owner of 60 W 57th and the adjacent lot also owned The Mayflower.

With the number hovering at $300 million or higher in 2001, Donald J. Trump, who has long wanted the Mayflower, said, ''The Mayflower pricing is crazy, but it's certainly a great piece of property.''
