Is that correct?, this is the news article about the Terwilliger Pappas proposal from Dec 2014.

I wonder if the Modera will take out the building not included in the Exxon development otherwise it will be two towers with a little low-rise building in between them.

As you can see in this view the Modera site is at the corner of Pharr road and Peachtree.

The former Terwilliger project would have replaced the Exxon and Chinese resto. They are two separate sites.

Okay, 2-3 years ago, I was originally one of the people who said Atlanta needs more urban infill and that tall skyscrapers don't really matter vs. residential development, but lately, I've been hungering for a supertall or a signature building after seeing some of the stuff proposed and built in other cities recently. I feel like Atlanta is losing so much ground now in that department. Hopefully, something is being cooked up and truly WOWs us.

I read that they are removing the under ground gas tanks at the Exxon site, so it looks like the sale of that property is a go and they are preparing for construction.

I feel the same way, with new tallests under construction in Philly, San Fran and LA. Atlanta has held the title of tallest skyscraper in the country outside of NY or Chicago for many years but we're about to lose that title to several other cities.

Agreed...I'll still take infill over a skyscraper, but we have the infill in spades now and other cities like Philly, the Texas cities, LA, and even Pittsburgh (and probably others that I don't keep up on) have 500'+ buildings in the works. I suspect one is coming for Atlanta, but would like to see something concrete.

"A reliable source, who asked not to be identified, told BuckheadView that Preserve Properties LLC, which developed the 92 West Paces Ferry apartment community next to the St. Regis Hotel and Residences in Buckhead, now has the Grand China/Exxon properties under contract and plans to develop apartments with ground-level retail or office space on the site."

It is pretty weird that Atlanta is in the biggest development boom it's probably ever had and there hasn't been a major, skyline changing building to come out of it. Maybe they'll get moving on 98 14th St. soon.

I'd also love to see a new tallest built in Atlanta. San Francisco, Los Angeles, and even Seattle have buildings going up (or in Seattle's case proposed) that are much taller than BofA.

If we do get a new "tallest" proposal, it's time to cash out. Tallest buildings tend to be proposed/start just before a market crashes. They then continue to be built as the rest of the market takes a tumble. For example: Empire State Building, Burj Kalifa..

No offense, but I'll take measured, incremental growth and getting rid of our excess surface lots. Thank you very much.

The largest buildings in the Southeast are predominately office buildings (except Miami). Atlanta's current development cycle is almost entirely comprised of multi-family rental. With that said, we could reach new heights if Atlanta multi-family developers would incorporate structures that are square - not rectangle. NYC is seeing a significant evolution is their city's skyline with buildings that are leaner and taller.

Turner Field redevelopment RFP going out by the end of October.

Seeking a developer that can complete all the redevelopment within five years (shooting for before this economic cycle ends).
So I guess the Ga State proposal for the site is a no-go?

That's true, and I don't foresee any straight-up office buildings on the scale of BoA being built anytime soon. But I think we could certainly have more buildings like Sovereign that are mixed use and reach 500+ feet.

It may be that until land in the city is at a premium, we're not going to see any very tall buildings. Unless a company wants a trophy tower. More square, slender towers would be great, but since most of Atlanta's buildings come with huge rectangular parking podiums, we're probably not going to see those soon (until, again, land is at a premium).

Keep in mind, the new tallest being built in LA is mixed use as well. We just need a true power house to have interest in building something in Atlanta.

It sounds like the BCID is giving serious consideration to building a 9 acre park over GA400.

That would be cool and perhaps it will spur more freeway capping around the city. I know it has been discussed in Midtown as well.
