I think 131 Ponce was the most recent, but yeah, the amount of units currently UC doubles how much was built between 2011-2014 lol. There's still about 5k or so units in the pipeline as well with a load of hotels as well. I expect a delivery of 2,000 multi-family units or so per year between now and 2020 so expect an additional 8,000-10,000 units by 2020 in the Midtown market. That's equivalates to roughly an additional 12,000-15,000 people in Midtown(by 2021 or 2022) which is A LOT and will definitely make the whole area feel more vibrant(add along the retail that comes with it and brings in people from other parts of the city and suburbanites.)

Exciting times if you live in Midtown. You're seeing a world class urban neighborhood being developed right before your eyes.

Agreed. There were a lot of people walking on Crescent last night. What's happening along that street is pure amazing. The amount of construction going on between 10th and 14th streets is where all the action is. I think anybody that purchased in this area when the economy was down five years ago has seen a significant increase in their home value.

Midtown is going to be a different place once these current projects start opening. Take the recent change that happened from just a couple apartment towers and some vacant condo sales and multiply that by 3 or 4. I thought the boom in the mid-00s was impressive (Midtown Mile, Atlantic Station, etc.) but this is putting that to shame.

i have these experiences when i know about all the new developments recently delivered, but one day it just hits me when i'm just walking or driving through midtown or buckhead... this city is changing rapidly, seemingly at an exponential pace. it's changing at a pace that, if sustained, will have all of midtown and buckhead completely built out in another 25 years. i don't think atlanta has ever seen a boom this big in terms of the raw numbers of new residents these developments are adding to the city.

I worked downtown until 2005 -- since then it's been midtown and I'm just amazed to see these surface lots disappearing. So utterly amazing! If the new developments at 3rd (Agathas), 6th (by 805) and 7th (by Bulldogs) happen I am going to be beyond happy. Now if Dewberry ever gets off his duff, that would just be amazing but I'm not holding my breath.

It's crazy that builders are having to get super-creative staging materials now -- that *never* used to happen. I'm sure it adds to their costs but I'm happy to see it. Real City

Exciting times

Agreed with everyone on here re:Midtown and Buckhead. With the buildings that have come on line in just the past two years, there's been a real change in Midtown. Just wait another year and it will be unrecognizable. If things keep going at their current pace, in three years it will be one of the premier urban neighborhoods in the country

3 years is pushing it, but I think in 5, yes, Midtown will start being comparable to urban neighborhoods in the NE cities, Chicago, SF, and Seattle. It'll definitely be the best urban neighborhood in the south other than maybe the French Quarter in NOLA simply because it's hard to beat old world charm and tight streets.

I didn't think anything of it when the billboard ad on the Eviva lot came down a couple weeks ago but it still hasn't been replaced. It's weird for such a visible spot to sit empty. Maybe the October start date is legitimate..?

Has Eviva even filed for permits yet?

EDIT: Looking through the permits, they still need their building permit and a lot consolidation approved.

Crane is going up at Hanover W. Peachtree.

They are drilling for support columns at Post Millennium. I'd suspect the crane goes up there in a week or two.

So what is the typical timeframe for permits to be approved to construction?

The JPX midtown project at Peachtree and 3rd is also starting the permitting process so they're moving rather quickly as well.

They can start work whenever, their land development permit was already approved and paid for. Bisnow is probably reporting regarding the new construction permit.

They can begin clearing land and grading with an LDP-- A building permit could take a month or two--
