Damn, you beat me to it. I had the listing open in another tab and just came to to post it haha.

Looks like a good spot for some more infill. That's going to be a dense block in a couple years!

^ very weird to appear as a "new listing" with the words "Conditionally sold".

Google maps need update streetview of the area, Vue Tache not even on there

I see those types of listing come across from time to time. it does seem weird. Not sure if there is some legal liability to publicly post the property for sale.

What's up with the south side of Rue Aubert? Seems like its been a vacant lot for at least a decade+ and the geometry of the parcels there is bizarre (it's split into thirds diagonally!).

Some mixed-use retail there would be super cool, but probably a zoning nightmare. :X

It's the old railway right of way that used to cut diagonally though the area. There is a proposal for that site similar to the other large condo buildings. It's probably posted somewhere here in the previous pages.

I wonder if there is some condition that the broker/realtor has to run it through the listing process to formalize the commission?...or do they just do this to show that they can move property to try and attract new clients?

lots empty retail on Provencher, so sad to see that strip not blustering with activity, hopefully 1 day soon

I think its to attract new business. Just like when a business changes hands privately, and there is an ad in the FB business section saying the buyer was represented by xxx financial and the seller by ccc consulting.

It looks like this project has been redesigned and resubmitted for approval. It seems the number of residential units has remained the same. Here are some details from the new design:

-The applicant previously consolidated two existing lots and rezoned from ‘C2’ (Commercial Community) to ‘RMF-L’ (Residential Multi-Family Large) for the purposes of constructing a 6-storey multi-family residential building encompassing 20 self-contained units and 8 single room occupancy units.

-The development will include 3 one-bedroom units, 16 two-bedroom units ranging in size from 776 square feet to 1109 square feet, and one three bedroom unit. The 8 single room occupancy units will be located on the second floor and have access to a shared kitchen/lounge room.

-A total of 20 parking stalls will be provided and located at-grade under the building. Nineteen of the parking stalls will be small car stalls with two of the stalls designated as accessible parking stalls.

^ agreed 100%. Very diverse community, lots walkable shops, restaurants, doctors,etc. So much more potential too. If I was more risk taker I'd try and develop a few sites too

Found this brochure for the "Water Tower District" today (new development by Marion and Archibald). Looks like the lots are selling pretty fast. Seems that the development pattern will be pretty suburban but with a couple of large apartment buildings. Also nice to see new industrial land up for sale.
