I noticed fence signage for the Modera site today. It shows an opening date of Fall 2016. LOTS of cranes in Atlanta these days!

This is awesome...the building looks rather toned down it comparison to its other buildings. I was excited with the architecture Related would bring to the city. Though I think this all-in-all will be great and look great, I really thought they would bring something that was unique for the city...i.e. an 1180 Peachtree, a Sovereign.

Great to see Related Group confirm the project is still on the boards. However, absent is the date they intend to break ground. Considering they have mentioned several times they intend to break ground in Q3 2015 (July - Sept), one would think they would have disclosed the date in this press release.

What is especially concerning is the note at the bottom concerning Related Group's 50+ projects in their development pipeline. It has widely been reported the Miami/Ft. Lauderdale area has seen a significant impact in year-over-year sales (see link below). Much of this is attributed to the strong dollar and lower currency valuation of foreign buyers. Given Related Group's significant exposure to this market will that impact their Atlanta project(s) - curious on others perspectives????

Architecture - Does anyone else see the striking resemblance between this project and Novare's developments?

Related's 14th st project is in permitting and the permit is mostly approved so a start date of Q3 2015 seems entirely reasonable. They only have site dev. approval and county waste approval remaining

I agree, but why do you think they had this press release today and failed to mention a ground breaking date or even an estimated ground breaking date if it is only a month or two away?

I'll tell you why - 98 14th Street is definitely moving forward and they are trying to attract a grocery store as a lead tenant as well.

Average looking apartment building tbh. I'm not in awe over it. Eviva still remains my most favorite design of this development cycle, yet zero word on that. Of course...the best ones always struggle to hit the dirt.

I'm excited though if we're getting closer to 98 14th Street actually breaking ground. That would definitely be the highlight of this development cycle for Midtown.

The Eviva parking lot did have a large portion of the parking lot coned off today when I was walking to work.

What ever became of the parking lot next to Bulldog's. I remember seeing a drill taking samples a couple weeks ago, but no announcement has ever come for that property.

They also removed the billboard from it a few weekends ago. Last I heard on here was that the property changed hands and that there was an announcement within the next month ... which should be any day now if that was true.

I thought there was a requirement that every corner on the intersection of West Peachtree and 14th was supposed to have facade matching One Atlantic Center. Doesn't look like the Related tower has that. Am I remembering this wrong?

Wouldn't they have to present it to the Midtown DRC? Would think it would have been on this month's agenda....maybe next month? We're already getting 3 big announcements at this month's meeting though.

That's because they hired the same architect that has done all the other Novare projects.....Smallwood Reynolds Stewart Stewart.

Good thing zoning doesn't dictate architectural styles.

Exciting project....seems to be equivalent of about 42 stories (to top of PH).
Looks like the fin elements that create the box geometry (which look to be painted blue on the inside) were shortened in depth - Unfortunately, this was one of the details which differentiated this project from some of the Novare towers IMO and is now minimized. Luckily that "box" geometry reappears more strongly at the top. Rendering looks to use the same storefront type glass system (like Novare) rather than true curtain wall. Overall, glad its coming and will likely add nice skyline variety IMO.

It might not dictate style, but zoning can definitely dictate what material can and can't be used on/for facades and obviously use (in a tenant sense), which can to an extent, dictate style.

I think that is for a variety of reasons. A lot of the easier lots to develop on have been bought, developed, or are in the process. Other lots are either not for sale currently or simply priced too high to make certain projects economically feasible. I also think Atlanta is in a unique situation compared to perhaps some of its peer cities where there aren't a lot of areas you can have high density urban infill. For example, you're not going to tear down Ansley Park, Midtown, Home Park, etc. which is where the "natural" development would spread. So this limits growth.
