The amount of commercial we're getting around 49th Ave station is just so rewarding. The changes within this area plan is nothing short of massively transformational.

I drove south on Cambie yesterday, and it's crazy. There's just so much development happening everywhere, and Oakridge is really starting to look like the massive anchor to the area that it was planned to be.

4338 Cambie site is for sale - yet another Arno Matis designed building that may not proceed. $18,776 for both lots, and approved for 68 condos.

I'd be happy to live in a "walk-in closet" the size of the suite in those photos. If you wouldn't, I'd like to see pictures of your house and what you pay for it.

I would not be happy to live there now, as I am married and have a kid. But when I was a poor college student with no other options, I lived in a room the size of those pictured with three other dudes. I also know several UBC students who live three or four to a room in ex-mansions turned student housing in Dunbar. Looking at student housing with married with children eyes is a fool's errand.

Slate Block Condo Project Next To Queen Elizabeth Park Sold For $18.8M

Quote:
The two-lot assembly was recently listed and has now been sold, with Jamie Wallace of Oakwyn Realty announcing the sale on LinkedIn last week. According to Wallace, who sold the property alongside Goran Bucan of Sutton West Coast Realty, the property fetched $18,776,000 ($9,388,000 per lot).
Quote:
The purchaser of the site has not been disclosed, but was represented by Gammon International, according to Stanley Chiu, President at Gammon. With rezoning and the development permit largely in place, the developer who acquired the site will likely be able to begin construction almost immediately upon closing the transaction.

From Vancouver Market:

Revised Proposal for Oak & 41st Site Includes More Rental Units/Density

Quote:
Wesgroup has submitted a revised rezoning application to the City of Vancouver for a site that they own at the Southwest corner of Oak Street and West 41st Avenue.

A previous rezoning application for the site from 2020 envisioned 222 rental units in 8 and 16-storey buildings and a total density of 5.03 FSR based on the guidelines in the 2018 Cambie Corridor Plan.
...

The revised plan for the site envisions a 25-storey and 17-storey building over a 6-storey podium and includes:
  • 357 rental units with 20% of the floor area secured for below market rental units (approximately 72 units);
  • 16,000 SF of retail space;
  • A total density of 7.31 FSR;
  • A building height of 258 ft. and 176 ft.; and
  • 224 vehicle parking spaces and 696 bicycle parking spaces.

And, just to reiterate, there still aren't enough CACs for a SkyTrain station?
