It's fine. The Domain is going to be fine, really. The whole "second downtown" thing was always bullshit, but as a semi-urban density node, it's really shaping up. Broadmoor is going to make even crazier, too.

I've actually been wondering about Austin's nodes (for lack of a better term) for awhile now. On business trips lately I've been noting the "downtowns" that crop up in the suburban periphery of Chicago and DC -- like Rosemont, Schaumburg, or Oak Brook in CHI, or Reston, McLean, Arlington, or Gaithersburg in DC. If we're going to hit a metro pop of 4M by 2040, we'll definitely need another Domain or two. Where are those?

Robinson Ranch is certainly one for the distant future, but I don't really think I see Round Rock going vertical. Where else?

For whatever IA is worth, the other "regional centers", besides North Burnet Gateway (not Domain), Downtown, and Robinson are

SCW (which really is just part of downtown)
Highland (not just the mall, but including the larger overall region including across 290 and I35)
Lakeline

https://data.austintexas.gov/Locatio...ters/k4sq-5xm6

All of those (except SCW) have the advantage of being on the Red Line (including potential Robinson).

Anything south?

EDIT: or east? I'm guessing out by ABIA/F1/130-71 Junction is where the most potential is.

I don’t think Austin Green has anything to tall. I think it’s possible to get some tall zoning east along 71 where development would be perpendicular to the runways. You’re also going to get the blue line out there which could easily be extended.

I still have a hard time believing the FAA will greenlight any 400’ towers at eightFold.

Which is a shame. It's clear we won't be getting decent public transportation anytime soon, so as downtime grows, traffic will get worse and worse.

Having a second (and maybe even a third) downtown would alleviate that issue, but I'm somewhat pessimistic about Austin's ability to do that sort of long-term planning.

Why is it clear?

I think the Project Connect process has a fairly good chance with a 2020 vote.

Those plans are 9 months old. They’ll be showing the updated plans on Thursday and probably update the website on Friday.

Stonelake Capital Partners took down the large signs they had hanging on their parking garage next to Domain Tower I. A while back I saw that DT1 and the garage were for sale. I wonder if that means it sold or not. For IBMers, I assume that would mean the landlord for the garage will be different then the landlord for 045. IBMers were dealing with one landlord to get money to cover all the flat tires that people are getting. Not sure who they would deal with in this case.

It's under contract to iStar, a real estate investment firm from NY.

Can anyone view the documents on the planning commission site? The PDFs come down as corrupt for me.

There's one labeled Broadmoor up for the next meeting.

http://austintexas.gov/cityclerk/boa...tings/40_1.htm

edit: seems fixed now. Not interesting, unfortunately. Just subdivision.

don't really like it. I think we messed up with the Domain years ago. It would have been great walkable multi use business/entertainment district...but it has been too engineered for cars.

more office space cookie cutter bs...whatever makes money

Huh, I must be missing this "existing urban trail" running up and down Burnet.

Things are getting more complicated around 045. Part of the East parking lot is currently closed to install underground utilities in preparation for future development. Starting 7-6 the rest of the East Parking lot will be closed too to install underground utilities. At the same time, Indeed will start moving in 7-1 in a staged move. That leaves a small south parking lot and the garage for Indeed and IBM.

With this utility progress moving along, it should not be to long before the other Domain Towers break ground. Wonder if the utility work is on progress for a fall/winter start for the other Domain Towers.

I don't get why people say that but I find walking around the domain much easier than downtown with the exception of 2nd street and other select parts that were recently upgraded. Cars are yield to pedestrians and the walkways are very wide you don't have an intersection to cross every 50 steps.

Here is a Jpeg of the corridor improvements from the MLS stadium to the domain for anyone that didn't want to deal with the huge PDF. Spoilered for size.

Braker/Mopac multi-family. This says it's a re-subdivision of Lot 1 Block A of the Braker Pointe tract - northeast corner of Braker & Mopac.

https://www.google.com/maps/place/Mo...!4d-97.7065996

This is showing 7 floors and 83 feet.

Good for them -- Braker Pointe is in dire need of additional development. On the other hand -- who'd want to live in an office park, hemmed in by a rail line, Braker, and Mopac? Pretty dang depressing, unless it somehow can connect to the Domain proper.

Build it! Build it! Build it! Looks fantastic. The only thing the domain needs at this point are traffic lights straightening of some of those silly ass narrow suburban lanes near Braker.
