I saw this and was curious about what they have planned for the I-25/Broadway RTD parking lot. Will it just stay surface parking? Seems like it should be part of the overall redevelopment plan.

I like that there is another river bridge shown but think a better option would be to punch Tennessee Ave all the way through.

Updated rendering - it does include both the historic and new tower. Going to be an incredible courtyard!

Wow.. with the potential of filling in both sides of 18th and Market - along with anticipated development of 17th and Blake (hotel), Market Street Station, and the eventual development of the Rockies parking lot on 20th and Wazee - then LoDo will start feeling like a tight little community. That's good news.

Love this development, adaptive reuse combined with a nice looking new design. Thought this was going in Cherry Creek when I first saw it. Wish it was condos but looks high quality. Also not sure why there aren't more green roofs/solar on new developments downtown, really hoping this incorporates that down the line.

The Civic Center Station project is nearing completion by the end of the year. Anyone know what RTD has planned for the area along Colfax? From this rendering it looks like community/event space?

^Is that seriously a basketball court without a high fence right next to two major streets and tons of pedestrian traffic? Also, without a police substation right in that plaza it will never be an attractive place for people to hang out that aren't drug dealers and their customers.

Appologies if this has already been post but here are the newest renderings (that I have seen) of the proposed apartment building at 1480 Wewatta.

https://www.nicholspartnership.com/sites...dge_building_two_views.jpg?itok=ATUcc_hq

From the developer:
Quote:
Located at the southeast corner of 15th and Wewatta Streets, just 2 blocks from Denver Union Station, Nichols Partnership seeks to deliver the first of its kind residential project in downtown Denver. The eleven-story building will have 84 furnished studio and one-bedroom units available for flexible short-term stays, offering turnkey living with hotel style concierge services.

Boom goes the dynamite! Housing Boom Over?

For every boom there is a bust. Since 2011 or so, Denver has had one its single greatest booms. But of course, year after after of 10% plus valuation gains and rent increases can't go on forever.

Is the party finally ending?

A period of flat or even declining prices and retrenchment to get our breath could be a good thing.

I personally would not rely on a local news station as a source of macro-economic data. I am pretty sure every several months one news channel or another runs this exact same story.

Yeah, I have always felt like you have to read stories like that with a grain of salt. Now, it's possible we could head into a recession at some point if macro forces dictate. However, Denver will probably fare pretty well, especially if HQ2 heads here. It's also worth noting rents in other parts of the front range continue to sky rocket, with the Springs seeing some of the highest rises actually (see link below). And.... just because housing prices aren't rising, doesn't mean that's a bad thing. Housing costs right now are stable, which is actually a good thing for may people wanting to move here. Plus, it could also simply mean we have enough units coming on board right now to absorb growth.

It's fall. The real-estate market always cools around this time of year. The bigger question will be, "does the market rebound back in the spring for the summer selling season, and if so, how much?". I think that will be a bigger determinant.
