I doubt that there are going to be any NIMBYs opposing tearing down this single story pre-fab building there, nor would anyone think that anyone (well, someone might?) think that there is any historical component there and object to it being torn down and replaced by a highrise. However, when circling around the area in the Google map.... it seems there are nothing but these types of industrial buildings for blocks and blocks. Will folks be willing to spend lots of $$$$$ for a classy home in a classy building surrounded by nothing but these industrial pre-fabs (at least for the time being)? But then, this is Denver, and the condo market is extremely limited at this point. so.... maybe this project will be able to make way......

So it appears tenants are finally moving into Confluence, even though the building still appears not to be complete yet.

Also, that "Camden" apartment complex appears to have broken ground at 32nd and Walnut. I still haven't seen any renderings of this project anywhere.

The residential project I confused for that RiNo Residences project mentioned earlier is actually at 29th and Walnut. It's a small half-block project that looks almost like rowhomes.

I was at the broncos game today and saw someone carrying a poster board in a suite with a rendering that showed the parking lots on the south side of the stadium replaced by buildings. I know there has been talk about redeveloping the area around Colfax...wish I had been able to snap a pic as he was walking by.

Norris Design has some landscape renderings that give a little bit of an idea of what the project will look like.

Great catch. It's not the Camden project. I had to open up Google Earth and carefully play "Where's Waldo" with that rendering. So, the location is the block bounded by 37th St. to the North, Downing St. to the West, and Marion St. to the East. What's interesting though is this rendering shows Marion St going straight to 36th...... It currently curves to the Southwest through this property and becomes Lawrence St. The road is re-routed in that rendering to form a perfectly square block.

Good job on finding Waldo. I heard about his project over a year ago and that the developer was working with the city to vacate that section of Lawrence. I think that'd be great. And I'd love to see Downing and Marion turned back into two way streets so they are no longer designed to get people in out out of downtown so fast.

The lot is owned by the same folks that own Tracks, Exdo, Rino Beer Garden (formerly Jakes), and a bunch of other land up there.

Sounds like he is also calling out the paradise living project (though not by name) as being 'upside down'.

I have seen the rendering, and its pretty awesome. Essentially it will be a number of buildings surrounding a central entertainment plaza which will house the hall of fame.

GFI Development is looking to develop a new 11 story hotel at 19th and Logan as part of the redevelopment of the Cathedral High School on Grant. The architect of record is Oz Architecture of Denver. The rumor is that it will be an Ace Hotel.

My understanding is that the school is part of the project. From OZ's website:

The Seton House and the Historic School, both once owned by the Archdiocese, occupy this site and will be renovated and re-purposed for a new hotel while simultaneously celebrating the building’s heritage throughout the exterior and interior.

The school’s former gymnasium is located across the alley mid-block on Logan Street, which the design team plans to preserve while transforming it into a portion of the hotel. A ground-up building is planned for what is currently the parking lot adjacent to north of the gym. The historic gymnasium building will become a very unique amenity space, which will open its doors to the local community to enjoy.
