If you want to block the bike lane. But assuming you don't care about that, yes it's possible for cars to line up beside the sidewalk on Quebec for about 3-4 car lengths of an extra wide lane and let traffic through. Do you actually think that happens? Of course not. People block AT LEAST one lane of traffic.

The lane only widens because there's a right turn lane at Terminal.

The City should force them to give up some of that parking lot for a drive through snake lineup if they are disrupting travel for everybody else.

I wonder how long it will take to redevelop. Don't forget there's a giant hospital opening in a few years that will employ thousands of high earning people.

In the East False Creek FC-1 Guidelines it mentions 83.9m for that lot. The lot south of it was 38.1m.

Recall that someone said Winners is leaving for former Steve Nash space at The Hudson.
Would Best Buy move too?

Also note that the new driveway through VCII alleviates the previous problem facing redevelopment for a hotel,
as the new driveway would now allow tour buses to navigate the alley.

If I'm looking at the right viewcone (and there isn't another lower one) they could likely do 462 feet to the underside of the viewcone.

The site is under four viewcones I believe.

3.2.2
9.2.1
12.2
F1.2

733 Seymour was in two view cones (9.2.1 and F 1.3) 9.2.1 limited it to 420 feet and F1.3 to 348 feet (where that lower rooftop patio is located).

That one runs along the NE corner of the site. 9.2.1 covers the entire site.

Dundas Square is the entertainment heart of downtown Toronto and is a vibrant, bright gathering spot for tourists and urban explorers. It’s probably one of the safest areas in Toronto.

Granville street is a grungy, crime ridden cesspool of stabbings and urine. Vancouver would be so lucky to get a “short and fugly” Dundas square like hub.

It’s a matter of taste. I think coal harbour is fugly with its seafoam green cut and paste towers everywhere and 0 street life. I’d much rather a Dundas Square in the heart of the entertainment district, but that’s just me.
