They "could" negotiate to change Parcel "G" to social housing, but I assume it's not zoned for much height / density, so if you could put social housing there to start without requiring a Rezoning Amendment, I imagine you could squeeze 30-40 units there.

Despite many years visiting SSP, you don't seem to understand development finance. The Duke of Westminster may be a wealthy man, but Grosvenor Americas operates like any other developer. They didn't even finance the acquisition of this site. A consortium of five banks, led by HSBC loaned them the funds, and are no doubt receiving interest on the loan in the normal way. (There are also two other partners involved in the project, MOMC, and Transca).

This includes the construction and delivery of two turnkey social housing buildings of 13,607.4 sq. m (146,469 sq. ft.), which is equivalent to approximately 175 units;"

Never mind, so Parcel E is just handed over and can contain ~330 social housing units, while the developer will provide on other parcels 175 units. Right?

Also curious how this pans out... if a Condition of the Rezoning is to deliver items by "X" date and the rezoning is not enacted yet, and "X" date passes... do they then just apply again?

But also to mention the 2020 Report notes a 10-12 year build-out. So starting from 2022's new application date that gets us to 2031.

Here’s a new rezoning application, towers now up to 33 storeys and a gain of 1,464 residential units for 3,093 total.

You'd think they'd go taller with the JCC proposal across 41st being 37 and 39 storeys now.
