That is because the building is perched on land that is 11' - 15' higher than the sidewalk on Phipps Blvd.

Luckily it looks like the review commitee at least sees the problems and commented on them:

How much of this translates into an improved site plan is yet to be seen.

The apartments going in at Phipps and Wieuca and hotel at Weiuca and Peachtree meet the street nicely, along with the townhomes across the street. It would be a shame for this building not to make the same effort.

Downtown Consumer Incubator Moving Forward.



Local blog, What Now Atlanta, is reporting that Michael Tavani, co-founder of Atlanta-based Scoutmob, is moving forward with plans to open Switchyards Downtown Club.
Tavani filed plans this week with City of Atlanta to demo nearly 18,000-square-feet of space, at 151 Spring Street, for the modern-day city club that brings consumer and design-focused startups under one roof.The all-brick, four-story club, would include workspace, a coffee shop and lobby, an area for classes and events, the “on doers studio,” and a rooftop and is expected to open Summer 2015.

This is awesome. Would love to see something go in the empty lot across the street from this. Or: in any of the empty lots / parking lots downtown ....

More innovation centers coming to Midtown.




Southern Company announced Wednesday that it will open what it is calling an Energy Innovation Center in Midtown Atlanta’s Technology Square.

The company, which has its headquarters about a mile to the south, said in a press release that in coming months the hub “will look for better, more reliable and more efficient ways to increase value for customers through products and services.”

It did not immediately disclose how many staffers might be stationed there or whether it expects to create new jobs soon as part of the effort.

Southern chairman and chief executive Tom Fanning was quoted in the release as saying, “It is through cutting-edge innovation – solutions that improve our lives every day – that we can create better, more efficient ways to deliver power and help solve some of the challenges our customers face.”

Southern officials have said the company is particularly aggressive in areas of new research compared to others in the utility industry. The company said in its latest release that it will seek partnerships with Southeastern universities and other partners.

Well, at least you got one thing right. Skyhouse is just as horrendous as this project, albeit in different ways.

The problem is that $/SF in the (non super-luxury) Atlanta residential market just doesn't support fantastic architecture at the moment.

Office floors are significantly higher than residential floors (30-40% IIRC), so it will be significantly shorter than the ATT Building. However, it will be a major building in the Midtown skyline nonetheless at the 45-floor level.

Doubtful considering this is a residential building and residential towers have lower ceiling heights.

I would assume it will be similar in height to The Atlantic... which is 46 stories, residential, and about 176 meters.. it will definitely make a major impact on the Midtown skyline that's for sure. the 4 seasons is the next closest thing in Midtown of a similar height i believe

I am definitely NOT doubting you but IF this information is true then this would be one of the developments in the Midtown market that I hope will change from a rental to a condo building. The views above the Viewpoint (north) will be amazing. At 45 stories, this will make a nice skyline impact. I eagerly await a new rendering.

Wow 811 is going to be a GAMECHANGER!

Couldn't be more excited about a tower going up.

Now 98 14th St needs to happen and the midtown skyline would be one of the best in a few years.

I almost had a "Code Brown" driving in the in car reading this. FANTASTIC NEWS!!!

I suspect if they had to raise it an additional 10 floors due to square feet lost on the first floor, that will impact the retail square footage. Someone earlier on the forum said the loss would only impact the first floor concierge space. I wonder if this is still the case?

Which furthers my point the 1000 Buckhead project is higher-end development.

They are certainly NOT cheaper to build-- storefront or curtain wall is considerably more expensive than stucco, etc.--
