Agreed...downtown has really come a long way in terms of activity after 5 PM in the past 2 or 3 years. And it should continue to slowly improve in this regard. To make big steps forward, however, I think that there needs to be an influx of new residents. Hopefully the Post project jumpstarts this trend.

I've lived in Downtown since 1998 and it's infinitely better now than it was then. And, as of yesterday, Condesa Coffee and Arden's Garden are now open in the restored Atlanta Daily World building. Yay!

IMO, Downtown has always had tourist activity. Every since 1994, Downtown has been active in the regards of pedestrian tourism...and panhandlers. I would say that at least between 94 - 97, there was more locals that hung out at night in Downtown. But honestly, on a Tuesday night and you go through Buckhead, Midtown, and you can't find a restaurant that seems to have a lot of energy and excitement, you could always go to the Hard Rock Cafe downtown and you won't be disappointed.

Tuesday night proved to show that just a break in the weather will exponentially change the pedestrian traffic in Midtown as well. There were a lot of people walking, joggers, runners, toursists up and down Peachtree in Midtown.

Can confirm... Peachtree, Crescent, et al are crowded seven days a week now. It's amazing what the condo sales and new apartment towers have done to liven up the area. I'd gotten so used to it being quiet on weekday evenings that I find it hard to believe I'm still in Atlanta sometimes. Ri-Ra used to feel like the edge of the world.

Atlantic Station project render.



(A rendering of a building Hines plans in Minneapolis that’s similar to what the company is proposing at Atlantic Station.)

Real-estate developer Hines plans to build a 220,000-square-foot development at Atlantic Station aimed at tenants seeking “creative” office space. The seven-story project, described as a new “old” office building, will be located on a 1-acre parcel near the Millennium Gate on 17th Street. The Hines development would cost more than $60 million to build and accommodate more than 1,500 people, based on real estate industry estimates, according to The Atlanta Business Chronicle story.

This is unrelated to the dumpster, and completely error-prone observation / confirmation bias, but it really does seem like there are fewer and fewer cars parked in that parking lot every time I walk by during the morning of a workday, for example. I wonder if the monthlies were told to find another place to park already?

It could be for the buildout of the RReal Taco in the west facing retail of Skyhouse which started recently, but I don't see what they'd need the small bulldozer for. But the dog park has had the trees marked for a while as well.

Yeah I walked by it after I posted and the dumpster is by all of the trees. Maybe they are trimming or taking down the trees or something?

In other news, the small parking lot on 10th and W. Peachtree was closed off with yellow caution tape this morning. Maybe work is about to begin there?

So I drove by the Modera site. Where there was a giant hole and a bunch of machinery last week, is now a smoothed over field covered in that straw stuff they use to grow grass and reduce erosion.

Maybe they were just digging up a sewer or something... but certainly doesn't look like anythings being built there currently.

Cousins/Hines, Portman teams vie for huge Georgia Tech project

The Atlanta Business Chronicle reports that two longtime Atlanta real estate companies known for some of the most recognizable buildings on the city skyline are competing to develop a $300 million mixed-use project for Georgia Tech — the next expansion of Midtown’s Technology Square. The project would rise over Tech Square on the site that housed the Crum & Forster building at 4th and Spring streets. It would add up to 750,000 square feet of new development to Tech Square, including a new 600,000-square-foot office building . Cousins has teamed with Houston-based powerhouse Hines and has hired architect, Jon Pickard of Pickard Chilton( 1180 Peachtree, W Hotel Downtown Atlanta) for the project.

The area in Brookwood just north of Piedmont Hospital adjacent to the Beltline Northside Trail is really taking off. The Jane looks to be finished, there's a huge hole in the ground and a tower crane in place for Brookwood Square, Phase II (new 5 story apartments labeled as "The Monroe") of the Colonial Homes redevelopment is well underway, and Phase III (refurbishment of existing apartments) is underway as well. This area is pretty much unrecognizable compared to 2 years ago.
