The reason for the 3 studies is essentially how ambitious will the private sector be? That will dictate what plan we will ultimately end up with. For example, if the private sector is relatively cool to the plans, one could expect the least amount of investment $$$$ and as a result, end up with something resembling the least aggressive plan. On the other hand, should interest be hot, then we would end up with something closer to the most ambitious plan. The latter is what I am expecting
Makes sense thanks. The rent limits may be the preventing factor there if they expect the private sector to build to their plan. Will have to wait to see.

Half Cut Brewing appears to be going into the former Economy Glass building on Main. That has been sitting empty for quite awhile so glad to see it being repurposed. Half Cut will be not far away from York Cider

Neat spot for Half Cut. 3 miles down the trail from Picaroons, I presume they open the building up on the back/trail side a bit.

You gotta wonder if an enterprising home brewer from St. Mary's sets up a microbrewery on reserve land near Cliffe, halfway between the two.

The Que Padre Mexican restaurant now under construction at the Bishop Gate strip mall is nearing completion. They are expecting to open in mid-June. It will seat approximately 100 with an additional 40 patio side. They have started the hiring process

Looked through the March permit list, the only bishop work is value village. Will have to see what the April list says.

If it's a car dealership, there are only a couple options that make sense. Either new VW, new KIA or the rumored Steele luxury dealer of some kind. I'm not really thinking car dealer though only because of the size of the driveway. The lot is considerably wider than it appears the driveway will be. There are ribbons marking the edge of where they are to clearcut, and it looks as if there will be a strip of trees between whatever it is and bishop drive. That doesn't really make sense for a car dealer who would want to show of their inventory. For that matter it doesn't make sense for most businesses. Zoning is commercial only so no apartments. I'm leaning towards something government.

No idea but the clear-cutting is rather large and strategically placed. Obvious that there is a plan likely yet to be announced. Whoever it is, it's obvious they intend to build quickly. My gut feeling is the new VW Car dealer build. I believe they sold their building this past November and will need a replacement in a rather short period of time

That's a good theory.

The new VW dealership will be located at 141 GREENVIEW DRIVE, Hanwell two properties away from the Brandt Dealership facing the Trans Canada Highway. The owners purchased the land in 2018, in anticipation of selling their current location which was bought by the O'Leary Group which owns Mitsubishi, Volvo, and ReCar... to name a few. It will be interesting to see what will be the latest addition to Bishop Drive.

I know the season is barely started, but it feels like the courthouse is a bit slow to start.

It looks like the Legion building is about to top out, so its crane should be finished soon. I'm wondering if the plan is to move the crane over to the Courthouse project once work is done, and until then they're just poking at it now and then.

The Rookwood project is also almost topped out now, but they have a second building to put up there so the crane is probably just going to move over once they're done.

Sounds like the new courthouse will be a steel structure, so likely won’t need a tower crane.

Hopefully will see a few more cranes at some of the other larger developments (eg former rail yard development on York St).

City has announced the commencement of two new parks. One on Lian drive and one near high point ridge, both very overdue in my opinion. Lian starting imminently, high point only starting this year if there is money left, so most likely next year.

Cool, where did they announce this? I hadn't seen it. I was going to infer it from the budget book once they released it.

The final draft for the park plans can be found here:
https://www.fredericton.ca/en/city-hall/plans-processes/park-plans

The first phase of the High Point Ridge park has already been done (trails), so I assume you are referring to the 2nd phase of the plan (play structures, etc.).

here is the link-

And they don't really break down the numbers or specifics in the article so it's a bit hard to say what of the list they are planning to accomplish in the short term.

If you go by the tasks as listed in the report it's a little strange the way they are ordered.

They've accomplished tasks 1 and 2. Next are-
#3- The social center
#4- Courts
#5- Playground

I'm hopeful all of these things will be completed at the same time and if not that the playground would come first. Seems a little strange if they only have enough money this year to start part of it that the social center, would be first. There would just be a social center in the middle of what is currently some woods...

The demographics of that neighbourhood skew older so it may make sense for the playground to be lower priority.

Some notable items going to PAC next month:

- 150-198 Serenity Lane: "Rezone properties on Serenity Lane from Residential Zone Five (R-5) and Development (FD) to Residential Zone Two (MR-2) to permit a comprehensive residential development with apartment buildings between 4 and 6 storeys and three storey stacked townhouses."
- 1748 Woodstock Road: "Rezone the property from Mixed Use Zone Two (MX-2) to Multi- Residential Zone Four (MR-4) to permit a 32- unit apartment building" There was previously a mixed used building approved for this property and the lot was sold last year for $100k.
- 385-389 Canada Street: "Rezone the properties from Residential Zone Two (R-2) to Multi-Residential Zone Two (MR-2) to permit a 12- unit stacked townhouse development."

I'm sure you guys know all about this anyway. I was aware of the plans to redevelop the exhibition grounds, but I was not sure if there was any actual mention of a new residential building yet. At over $12M, this building should be substantial.
