Proposed 24 unit apartment at the corner of Union and Friel. Unfortunately there's an underground storm line at the front of the property so the parking lot needs to be on Union. Pretty generic design that's gonna look like crap with four different materials on the facade.



Next phase in High Point Ridge includes two MR-2 and nine R-1N lots. Surprised they're only doing nine single family home lots to start, I'd expect these to sell out immediately.

Those are some tiny bites out of one really big lot: PAN 06735302 goes as far south as the bypass and Haileys/Morning Gate/Barcroft/Turnberry/etc, where it's worth noting very few lots remain unsold. Lots of points to connect this area to the street grid- the aforementioned through streets plus Anderson.

It is also interesting the lot PAN 06735302 east of Tanglewood/Rockcliffe was sold at the end of 2020... description says 'buildings and land' but I don't know if that's old and if the site is currently vacant. A Frederictonian could answer this better than I could.

Given that it is directly in my backyard, I can assure you that it is not vacant:



There is another apartment block in behind that wellness center, and there is an excavator next to the wellness center, where they dug the hole for the 4th apartment building late last year.

I was a bit surprised that they didn't subdivide all of the lots along that extension of high point. They laid all of the sewer and water pipes last year, and dug the foundations for those new garden homes, so they'll likely start pouring the foundations as soon as this is approved.

That apartment building proposed for Friel Street is a pretty basic unit. One change I'd be pushing for would be to have the parking lot located between this project and the pre-existing apartment behind it. That would be a better fit for the built-form direction that the city has been insisting on. As it stands now this would defeat that purpose from a Union Street perspective

Not possible with the storm sewer line running through the property though.

That is really a shame. Such parking lots at the street level really makes a street feel dead and deserted. They could at the very least add some kind of boundary at the street level to better shape the space. Some kind of masonry fence/pillars or something of the sort.

Just took a drive up through Forst Hill for thr first time in months and holy development! Looks a lot different and continues to change from when I lived there in 2008. Wow.

Not a ton of info but this was posted concerning the Chev dealership on Prospect.

Yup, it's a new dealership!

Crazy how quickly things are changing. I was there a few weeks ago and they had just started the land clearing for two new apartment buildings. Density is increasing rapidly in that area

I'm slightly confused, they had three separate plans in the study for the development. This study they already approved and it likely cost millions to make but this approval doesn't actually say which of the options they approved only that they have agreed to approve one of them? They just aren't sure which yet? Did I get that right?

The approval was for all 3, thus the range 800 to 1200 units, etc. This plan provides the private and public sectors with a roadmap. I suspect that the private sector will step up with detailed proposals which fit within the plan's overall vision. The reason for the 3 studies is essentially how ambitious will the private sector be? That will dictate what plan we will ultimately end up with. For example, if the private sector is relatively cool to the plans, one could expect the least amount of investment $$$$ and as a result, end up with something resembling the least aggressive plan. On the other hand, should interest be hot, then we would end up with something closer to the most ambitious plan. The latter is what I am expecting
