I wonder for how long they will be required to have discount units. How will the city monitor this and what happens if in five years they raise the rents? Is there a penalty?

Isn't the caveat that only developments that are 300 units or over require the 10% affordable clause? 300 unit developments are pretty big. Most developments U/C now are under that 300 unit number.

308 Colony is 21 storey and 214 units
185 Donald is 14 storeys and 160 units
25 Station place - Phase 2 is 20 storeys and 190 units
300 Main is 42 storeys and 395 units

Polo Park would be far more than 300 units in total, as an example. If it's by individual buildings, 300 is large and yes many 299 unit developments to come lol

its pretty funny....when they built that building, they were so afraid of looking like they were extravagantly spending their member's money....now demolishing a 20 year old building is totally fine.

How very sustainable of them.

it's sad to lose your first building, but thankfully it appears my career legacy will be bigger than a suburban bank outlet.

Just playing devil's advocate but I can imagine the needs as a building have changed drastically in the last 20 years, both from SCU's growth and from how the pandemic has changed how we work. And if they're dumping money to reshape the majority of the building to the point that staff can't be there, might as well freshen up the whole place.

I also look forward to the new Kenaston Forest and the formation of the great glacier-fed Kenaston River out of that retention pond.

lmao Ray Wan special right? I've been to Canadian Brewhouse a couple times and that outdoor space is definitely not that inviting. I'm not sure if it's there as a landscape feature or for stormwater detention dressed up as a fancy lake.
