I think the total square footage for the student buildings are likely larger. UH says "700+ beds" and Square on Fifth supposedly has offices. But nonetheless, point taken: it's surprising such a "small" building on a not-huge lot can have so many units.
I guess that's what drives the economics of the below-ground parking for this project: stick-build a lowrise apartment on top of a below-ground garage and push the building right out to the property limits, and you'll end up with almost as many units per acre as a podium-garage with a tower or tower adjacent to a parking garage.
I still like the shiny tall buildings at 12th & Crescent more though
