Does anyone know if there is any work happening at 325 Broadway for the Hyatt Centric redevelopment? This was announced over a year ago but I haven't heard anything about it since. I passed by this week and saw what looks like shipping containers sitting next to it; not sure if it's related to interior demo maybe?

Would love to see how they arrive at choosing these projects of the many that were submitted. Was there some type of scoring system used? Some of these seem very questionable choices

yeah, there is a scoring system. Its based on affordability, social impact, sustainability, planning goals, number of units....

They are currently doing interior demo, later in the year they will be cutting an atrium in the middle of the building, then installing new windows.

Interesting side note in Oct 1978 the Kensington Building had the highest property tax bill in the downtown according to the Winnipeg Free Press.

I wonder what downtown building holds that honour now?

These along with the new Portage Place are all exciting projects! I actually know a decently sized conference that is planning to hold its annual event in Winnipeg in Fall 2025. I partly wish they had waited another few years to hold in Winnipeg because there's so many great projects coming, but I also think it will be a good boost to the city.

It's been an exciting week for new developments in Winnipeg, especially in downtown. I figured now would be a good time to update my list of ongoing downtown developments. Please let me know if I missed any or if you catch any mistakes. By my count, there are now 20 projects in downtown that are either under construction or in pre-development!

Recently Completed:

109 James Ave, Phase 3:
-New building attached to the James Ave Pumphouse with 65 rental apartments.

127 Bannatyne Ave:

-Projected completion date of Spring 2025

Forks Railside:
-Huge, multi-decade mixed-use redevelopment of several large surface parking lots at The Forks.
-Phase 1 of the project will have 10 new mixed-use buildings constructed.
-Water and Sewer work has been completed. The first two buildings have had their variances approved. Construction on these two buildings will likely start within the next few months.

The Bay Redevelopment (Wehwehneh):
-Conversion of the old Hudson’s Bay building into 300 affordable apartments, 2 restaurants, a health centre, a child-care facility, a senior’s centre, an art gallery, and office space.

214 Main St:
-Renovation of the old Winnipeg Hotel into a new Boutique Hotel.
-Restoration of the building’s facade started about a month ago.
-This building is the oldest building in downtown Winnipeg, built in 1873, the same year that Winnipeg was incorporated.

-New 15-story building with 96 rental apartments.

-New 7-story building being built next to the U of W. The building will be owned by Opaskwayak Cree Nation and will contain 69 affordable apartments.

Sutton Place Hotel:
-The original plan was two towers on a podium: The first tower was an 18-story hotel and the second tower was a 13-story short-term-stay residential tower with 130 apartments. The design has now been revised to a single 25-story hotel.

185 Donald St (300 St Mary Ave):
-New 14 story mixed-use building with 120 rental apartments
-The foundation of the building was mostly finished but the developer went bankrupt. The building went up for sale and was bought by a new developer. Some workers have been on-site this month with full construction to restart in October.

-Redevelopment of the site of the former Public Safety Building (currently a large gravel parking lot behind City Hall).

-Former CRA building will be converted into a 5-star Hyatt Centric hotel

Portage Place Mall Redevelopment:
-Redevelopment of Portage Place Mall, including a new 15-story medical centre and a 13-story residential tower.
-The atrium along Edmonton St will be demolished and turned into an outdoor pedestrian zone.
-The section east of Edmonton St will become a medical services tower.
-The remaining section of the mall (west of Edmonton St) will contain a grocery store, Service Canada office, Manitoba Health office, Downtown Biz office, Downtown Safety Partnership office, Manitoba Housing offices, a food court, office space for lease, retail space for lease, and a some of the existing stores such as Shoppers Drug Mart and Foot Locker.

That’s a lot of residential units in the pipeline. I didn’t realize 138 Portage would be that many units.

I count 2203 rental units under construction or planned and 310 recently completed. This does not include whatever happens at railside. That is a lot more people living and spending time downtown.

Market Lands North will be closer to 250 units.
I know of a 110 unit tower that will be announced in the next few months.
I’ve heard the Windsor Hotel project is moving forward.

From the outside looking in, Winnipeg seems to be on the precipice of a major building boom.
