Great suggestions for 8th & Race. Does anyone know where to find a diagram of the underground infrastructure that complicates development there?

interesting, maybe I saw it and it was in head. Also the br image is interesting

on the 10th and noble/callowhill that would help the area

also that spur should be extended to the 15th PATCO station


in the grander sense, the BF bridge approach could be redone for better connectivity on that side as well, could really change the area and desirability plus a walking/bike trail from Ind Mall to the rail trail

No diagram here, but on my proposal the trail is directly above the Broad-Ridge Spur tracks and the mid-rise site is directly above the regional rail tracks.

if you go to the satellite view on Google maps it has dotted lines for the underground rail, consistent with what you describe - the RR tunnel appears to be on the 9th street side of the parcel with the BSL spur running diagonally through the lot from 8th and race to 9th and vine

Google is approximate. Apple Maps > turn on transit, will show you exact points lines and polygons for all included transit.

Don't forget about the Southern Sun! Your green space would be ruined by a high rise that would completely shadow the free space there.

Thanks for doing the research and suggestion!

It's a pleasant surprise that the hidden infrastructure, and hence developmental limits, produce an interesting massing that would have been unlikely without that infrastructure.

Just wandering what's in the pipe line for 2018 and 2019 .It appears there's no major building projects a few years out , coming on line in 18 and 19 . Well Penn's new inpatient center any thing else .

Yeah once CITC and FMC wrap up, there isn't really much major highrise construction taking place, particularly in relation to several comparable cities.

I believe a tower or more in UNIV city will be going up by then. Those will be sub 350 ft though. For the bigger development projects, its not for a lack of proposals, its a matter if they get the funding or approvals for their proposals. It takes time. Such as SLS, 1911 Walnut, 2100 market, among other empty lots ripe for development. Most of the owners of these lots are currently undertaking other projects in Philly, once those are completed their decks will be reshuffled and we should start seeing more definitive info on these projects or other lots no one is talking about right now. One big developer have been accumulating a war chest of assets by selling off properties outside of Philly, I expect this is lead to some major dev. project inside the next 3 years. Unless we have a major economic downturn to kill off these proposals.

^Although already underway, the W has yet to register on the skyline. Keeping fingers crossed about SLS. These things do come in waves, so let's just hope the skyscraper economy hasn't crested for now.

W Hotel, SLS, 1910 Chestnut 1911 Walnut are a few all over 400 FT. We should be seeing movement on 2100 Market, Schuylkill Yards, etc. by then too.

Yeah but's that still just 3 or 4 legitimate highrise projects under construction at most. It only comes in waves if the city's economy is mediocre. Cities directly in front of Philly in many ways like Boston and San Fran, or even Seattle, have at least a dozen of these scale projects underway with more constantly going through the review process.
2016 Philadelphia is light years ahead of 2000 Philadelphia, but unfortunately still trails behind and is for the most part growing slower than all the cities classified above it.
I say this as someone who loves Philly and wants nothing but the best for it. Sorry if this post sounds negadelphian.
