Austin really never had that density anyway, so I'm not sure what you're talking about.

I think he is talking about a pre-parking lot downtown when most every parcel was filled with some kind of structure. In this part of town it was mostly one and two story buildings including a lot of houses. This meant a certain density or at least a visual density that disappeared with parking lots. Most of these buildings were pulled down in the 1950s and 1960s and the parcels paved over into parking lots. It was the same story in just about every city.

I went by there yesterday. It's strange for something to finally be there. All of these places that have been useless blight for my entire Life are being turned into places of significance. You really can't underestimate the power of one or two buildings to completely change the complexion of an area. It can change your whole perspective of everything around it.

I can't wait until 5th & Brazos is underway, too. I suspect it won't be long now.

wwmiv is right, Austin was never big enough 60 to 100+ years ago to really have the midrise density that I think some people mean when referring to what was torn down. 1 to 2 floors is not density imo. As it is thats the issue with DT right now is we have these lovely old historical buildings which are great but are only 2 or 3 stories at most, then we have nice new shiny highrises alongside them with little in the way if 8 to 12 floor midrises, at least not south of 6th as much. We just were never big enough to develop those types if buildings.

That's what I mean why I say the skyline is a bit top heavy towards the river and we need more infill. There are a lot of mid-rises, but most all of them are concentrated near the capital area. We need more IBC type projects in the 100-200 ft range, but on small parcels, not what Millenium Rainey is doing.
