The newest render is more accurate and pretty close to what we will probably see. What's lacking is the refinement work which make a huge difference. Size wise I'd say you are looking at ~575K sqft.

Where would 575k sq. ft place it in terms of overall square footage?

Any of those buildings pictured above would look great in Vancouver!!! Somebody notify Telus!!

BTW its pretty sad when something created for fun in one hour time beats the boring design that someone was actually paid to come up with

The first fake model looks like something from expo '86 (that is, tacky. But cool for the mid 80's).

Went by Seymour and W.Georgia today. Trying to visualize the development. Two questions came to mind:

Would telus be buying the land for this development or do they own it and lease it?

Is there any plans for phase two of the existing telus property since it is so close?

Yeah, I think that the green glass is to blend with the existing green spandrel panels on the Seymour block.

The glass colour could change - the William Farrell Building is still there in the render and it's blue glass and the render shows blue glass at grade on Seymour.

But that said - there isn't any green glass near the Telus site. The closest is the Rosedale on Robson Hotel.

Now if they install an underground passage under Seymour Street from that glass atrium to the Vancouver Centre Food Fair, that would be great! It would eventually tie into both Canada Line and Expo Line.

Dude, I would take your proposal any day over the true one. At least your design displayed experiment and originality. If you designed those in only an hour, then someone could design the true proposals in 15 minutes, haha!

I think it is this quote that made the now "fake" proposal so plausible, because its general design is something we don't have in Vancouver (looked more akin to a project in Asia where they actually play with design) and with a little work could have become truly stunning.

There is absolutely nothing stunning or original about the "true" proposal. You can not honestly tell me it will not fade into the background once its completed. the fake proposal is a design that would have grabbed peoples attention, love it or hate it you would definitely be aware of it, while the true proposal is a text book "safe" design for Vancouver.

It would have been nice to have a non-rectangular floorplate - like that building that's being reclad at La Defense in Paris. But energy efficiency, etc. dictate uniform floorplates and minimizing exterior walls...

The glass box is very Telus-ish. They should replace the tree in a box with some exotic zoo animal like a giraffe though

Wasn't a huge fan of the fake renders, though I certainly found them interesting. I really like the trees on the real renders though, and I'm always a fan of the glass look.

I like the massing of the second rendering. It's a huge space that commands your attention just by it's sheer size. I hope the actually design is more 'daring' than what is shown.
