Not the most exciting architecture on either of these proposals, but I'm just excited to see something new get proposed. Will be interested to see how serious these proposals are; the renderings are definitely high-quality. If all the freeway-adjacent proposals get built, driving into the city in a canyon of towers will be a cool experience.

If all these freeway adjacent projects do come to fruition I think they should add sound barriers to the freeways like in the Asian examples.

I also mentioned this in the project specific thread but I thought it’d be worth repeating here.

While I agree that the designs are pretty mid and I much prefer the aesthetics of some of the other more clean and elegant proposals in the vicinity such as 636 4th St and 395 3rd St, the most important thing here is the housing which is much needed.

And I'm glad they're at least sticking to an urban minded template, with no podium and minimized parking, promoting public transit and walkability, as well as contributing less to vehicular congestion. The inclusion of a fairly substantial affordable hosing component is also welcome. These features are more important than the design, IMO.

Okay, maybe the renderings aren't that high quality

598 Bryant isn't the most attractive building but exciting to see more tall projects pop up here!

I was wondering what a 4th St. canyon would look like if the currently proposed buildings are added and threw together this (not 100% accurate) mockup. Hope most of these end up working out!

Project permits for the office-to-housing conversion of the 19-story Humboldt Bank Building along Market Street in San Francisco have been filed. The proposal will bring over a hundred homes to the 1907-built tower, where the narrow slab block makes it particularly well suited for apartments. Forge Development Partners is the developer.

Gensler is the project architect. Newly published planning documents show no changes to the exterior facade, or openings will be made. The interior design uses the existing light well along the eastern edge of the 50-foot by 170-foot parcel. Though the building was designed anticipating a taller neighbor to obstruct its views eventually, most residents will still see Market Street looking over the seven-story podium of the San Francisco Marriott Marquis.

The typical floorplan along levels three through fourteen will be filled with one-bedroom apartments. The 15th floor will include a shared amenity space for all residents. Above that, a two-bedroom penthouse will occupy the 16th floor, and a three-bedroom penthouse will occupy the three remaining floors, including the dome. After the conversion, the building will dedicate over 90,000 square feet for housing, retaining 8,700 square feet for ground-level retail.

Crews started work in 1905, but progress was lost during the 1906 earthquake and fire. In a historical review from 1975, city staff that the structure was rebuilt, and its “steel frame was one of the first locally to be braced with lattice girders.” The project is the only remaining domed tower in San Francisco after the 1938 redesign of the 1898-built Call Building. The edifice features baroque ornamentation facing Market Street, concentrated along the rusticated stonework and carved lions at the base.

Holy, so many new proposals. I hope some come to fruition SOON. It's been boring around the Bay except for Berkeley it seems. San Jose is VERY slow but the architecture of their new buildings have been really good.

Also the new high rises next to Levi's Stadium are looking good

Let me clarify in advance; I am not opposed to towers or density and generally disagree with the majority of the THD rhetoric.

That aside, the scale of this tower in relationship to Telegraph Hill's elevation makes me wonder if SF has any protections against obscuring notable geography to avoid a sort of flattening that could happen if larger towers are built around the base of a hill.

Overall, I'm excited to see more interest in this area around the NE base of Telegraph Hill along the waterfront. I think it could be a pretty charming location for a microhood and deserves far more foot traffic and residential activity.
