Complete lack of ground-floor activation though. Residents of Glasshouse will have to walk past that colourful wall of nothing to get to the activity on Portage... Poor replacement for the wagon wheel IMO.

Residents will have to walk past the new brew pub (old 4Play space) to get to Portage Ave. They'll have to walk by the parkade to get to Ellice.

agreed... originally they had cru's on the ground floor but I guess that changed... couldn't find tenants? cost prohibitive? whatever it is, some serious bullshit from the Centrepoint camp. how many retail tenants were lost to build this parkade? 4/5? and now all of that is being replaced with increased vehicular traffic on the street and nothing done to enhance the pedestrian experience. funny that this rendering came out after TV's article praising Centrepoint's design.

I'm not praising this parkade,I agree there is no street level connectivity or buisness/restaurant etc. interaction creating a more active street presence,(why? you can ask the designers right on this forum),I just found the parking lot renders more appealing than the actual Donald St entrance renders. They did a cool smudge render which makes it pop. It's a parkade. No street level presence. Nice color though..

yeah...i conveniently ignored the parkade...no way we should be publicly funding parkades with no ground level retail frontage....

Considering the retail space in the parkade on King St is still empty after a few years, it doesn't surprise me that Centerpoint would leave CRUs out of their design.

Unless one of you naysayers have a plant to open a retail shop there, I think you really have to realize the days of mom and pop shops are almost done. there's tons of empty storefront right on portage avenue, between this development and main. there's empty retail at the parkade in exchange district. there's empty retail in St. B at the condo complex on goulet. ground level retail on waterfront took forever to fill. the demand for ground level retail is diminishing and should not be forced on anyone.

I had thought the CRUs in the CenterPoint parkade would be a relatively hot commodity. They seemed well suited to potentinal resturants/bars as part of the SHED with demand for the Donald @ Portage units far exceeding supply. Would have seemed like a logical fit to bounce a couple of them over to the parkade.

I think part of the problem with the vacancies on Portage is two years ago when the Jets returned demand for CRUs near the arena saw a significant increase. The increase is interest in CRUs in turn pushed the asking rates for any vacancy near the arena up, including the ones described above. Some businesses did okay in the first season but then found the plans were not strong to carry them through the quiet times including the strike.

I think this has part to do with it, but the other part is the amount (and type) of street level activity. If you watch people walking along Portage, King, or Waterfront they are walking because they have somewhere to go and usually walk fairly fast (unless they are a street person, but they aren't really going to be customers anyways). At the same time, watching people walk around the Albert/Arthur area (and to some extent Graham) and it is usually they are walking because it is pleasant to walk there. They stop, sit and read, etc.

That, coupled with the fact that leases in this area would be lower make it much more suited for street level retail.

EDIT: I guess it is a bit of a pleasure to walk along Waterfront, but I can't say the same about Portage and/or King, unless you are an urbanophile like most of the people here.

Agreed. The lack of pedestrian traffic definitely killed the possibility of adding CRUs to the parkade, however had they been built they probably would remain vacant due to the sheer cost per sq ft coupled by the crappy location.

That said, lease rates are definitely the greater influence here as the Alabama Block was almost fully occupied prior to its demolition.
