Hard to take Leiper, Kavanagh & Friends opposition to Tewin seriously, and as anything other than standard anti-growth nimby b.s

Land near water & sewer, along with highway access, and not in the greenbelt.

If city staff are recommending a proposal to be rejected it must be pretty dog shit.

"near water"
Quote:
Concerning the water distribution system, Step 1 concluded that there is not
sufficient existing or planned capacity to supply the proposed Urban Expansion
lands while fulfilling the Infrastructure Master Plan’s minimum Level of Service
(LOS). Step 2 concluded that an upgrade to the City’s drinking water system is
required at a cost of approximately $31.5 million.
"sewer"
Quote:
Concerning the wastewater system, Step 1 concluded that there is sufficient
capacity within the existing downstream infrastructure and so the assessment did
not proceed to Step 2. The connection point to the infrastructure is within
Strandherd Drive at the intersection with Maravista Drive, which is approximately
2.0 kilometres away and would require local infrastructure to be installed within
Strandherd Drive.

"highway access"
Quote:
the second proposed connection is at the southern end and connects to O’Keefe Court. This
proposed connection goes through private lands, 4497 O’Keefe Court, and the owner
has not provided permission or planned for this off-site connection. There is a recent
and active Site Plan Control application (D07-12-25-0085) for 4497 O’Keefe Court that
does not include provisions for a future road connection. Given the proposed densities,
expected traffic demands could not be met by the existing rural road. A development of
this size should have multiple access roads to meet emergency service requirements
and reduce traffic congestion, etc.
though I guess its near a highway so maybe I'll give you that, but virtually the entire city falls under that qualification.

It's not within the urban boundary. City staff spent years identifying the best land for expansion, and this wasn't one of the sites (of course Tewin wasn't recommended, but we know how that went). It would set a bad precedent to approve this one.

Best land for not equal the only land available, and the as for the infrastructure present, that is publicly viewable, which is why I know there is a 610 mm dia water pipe..... Would you both be making this statement if the city rejected housing on what is the old greenbelt experimental farm?

Also if Leiper & friends were actually serious about keeping housing affordable while removing Tewin they would be looking for other options... Such as this which will have a far lower long term cost the Tewin.

As for current "planning" staff, they outright admit to creating a new zoning bylaw which does not meet the requirements as at by the official plan... So.... Also note that other professional planners with as much experience as them disagree
