Definitely agree with all of that above. We're never going to get anywhere if we don't allow projects like the above. A negative recommendation doesn't kill it, as the city council could still approve the rezone, but I'm not sure how often the city council goes against the PC recommendations. I assume not very often at all.

I'm sure that if there are not any public plans available for that lot, that some will come up soon. No way a lot that valuable stays vacant for long in the current environment.

This is the new property - directly north - you can see JF Luxe Partners is listed as the owner in the info panel.

This is the original property - south of the new additional one

This is what the property looks like combined.

This acquisition increases the property by about 50% - so that does indicate the likelihood of a design change - unless they plan to build another building on the other site in addition to the original Moda Luxe.
I was hoping it was the property to the north and not to the south. Ken Sanders had to move from Main Street and I think they have a nice setup in their new space there. Also the retail spaces on 300 South are great. City Creek Antiques and the neighboring furniture stores have some really cool stuff…I’m admittedly a bit of a NIMBY about unique retail spaces like that being displaced by new development. The sterile, ugly building to the north though…I have no qualms seeing it razed. In fact I’ll celebrate.

Edit: It was actually Sam Weller that was forced to move from their Main Street location, not Ken Sanders.

Did Big Lots close? I’ve always hated that store there. It is very ugly in a horrible dead zone on 200 South. Big Lots is an asset for lower income people though…

Big Lots closed recently, yeah. I can imagine we'll hear some news about that lot pretty soon. Would be cool to see more high-density residential there, and 200 South is a street that can support a lot of ground-floor retail.

Speaking of Big Box store redevelopments, does anybody know the latest status on the developments that are supposed to replace the OfficeMax on 400 South, and the Sears block redevelopment?

In other news, Google Street View recently added some updated street views for some parts of Salt Lake City (though not everywhere), for anybody who may be interested. It looks like in some cases there were multiple dates added. We had been stuck in mid-2019 for a while.

This is the project in question, located at 129 S. 700 E. It was a rooming house that would provide truly affordable units at a high (but not extremely high) density that's comparable to surrounding neighborhoods:

Yeah, the chances the city will approve it after a negative recommendation seems slim. I’d say this project as it has been designed is as good as dead.

Now it’s very likely the developer will go back to the drawing board and we are almost certainly going to get about a dozen luxury townhouses on this site instead.

The consequences of NIMBYs.

Looks like the next phase of the Hardware District has started construction.

And I drove by the Post District today, and now that it's shaping up, it strikes me how huge that project is. It's going to be incredible.

Wouldn't it be great if they were making a move to create a more attractive parking situation vs. having the ugly auto wall right on Edison in back of their luxury pool deck? Free up Edison for some cool four-story mixed-use, and give
Moda Luxe the views that are more in line with the cachet they were aiming for. One can dream, though it does kind of make sense.

This was new to me, from FFKR. I realize that this is only a concept (and the renderings are dated 2018) but I have to say that I'd love to see this built over North Temple for the new Power District. I think it would be an iconic new piece of art for SLC, especially at such a prominent gateway to downtown.

Quote:
Conceptual Bridge Across North Temple, Salt Lake City, Utah

“The “Ribbon” is the result of a conceptual process that tries to respond to all the connectivity needs required in this design exercise. In addition to the continuity of the Jordan River Trail, the relationship between each of the nodes, the Utah State Fair Park, and the new Rocky Mountain Power development is considered of primary importance. In this sense, an oblique connection is generated through a simple geometric operation, twisting the initial shape.

Just wanted to give credit to FFKR. https://www.ffkr.com/work/exterior-renderings/

Also, I thought this was much much more recent, as in earlier this year because I know they had a charrette for this.

Milagro Apartments earlier better design

Fyi, Milagro originally had much nicer materials proposed. Just wanted to show that FFKR had done some quality design before value engineering.

Convexity: delayed, though was not provided a reason.

Astra: Site work for utilities supposed to begin soon, but hearing possible delay in vertical construction from late this year to early next year due to some study the city wants Kensington to pay for. Developer trying to fight this requirement from mayor's office.

Subdivision and Condominium - Preliminary Subdiv

We have gotten a new filing today for the 370 S West Temple tower and hotel project.

It appears the tower will be 25 floors and 277 feet tall. 6 floors will be parking.

The hotel will be 10 floors and 114 feet tall.

277 ft is a bit shorter than expected but it will make up for it with new residents, big commercial spaces, and a new hotel!

Hopefully it will be a catalyst for that side of downtown.

Adding 370 S West Temple to the Convention Center Hotel could/should do a lot to energize West Temple on the stretch in between. There's so much potential there. The restaurants there are often busy as it is, but there could be even more happening on the street.

The project that's had so many different names I'm blanking on it (about 270 S State, was condemned and torn out, now being built again) has their elevator cores up to 3 or 4 stories above street level now, and steel up to 2 -- it's making good progress.
