You'd think the residential portion would give a good RoI, hotel room booking are variable but a full rental tower pays for itself.in the long run and could subsidize their hotel in the slow months.

There was never a residential portion, both towers were hotel, the shorter one being a full suite long term stay, La Grande Résidence.

No it’s never changed, La Grande Résidence is a long term stay property, with fully furnished apartment style suites. They would be booked through the Sutton reservation system just like their hotel suites.

The more you know. I suppose that does fill a niche not readily available in the city, unless you want to stay at the Royal George or the Sherb haha.

Homewood Suites is already an extended stay hotel in Winnipeg. I think there are others too, just none downtown currently that I am aware of.

I believe Antares has similar long term stay type suites. As in not required to have a 1 year lease. I don't know if they're furnished though.

I believe Mainstay Suites Hotel & Executive Suites by Roseman are also doing that in the Airport mecca of hotels.
I had hoped The Sutton Hotel would have been ready for when the 2025 Grey Cup is here.

366 Marion St is former repair garage and is a big lot, will be a nice one, adding more density to that area, I think Vike hinted at that as he was part of one nearby on Des Meurons.

That'd be a great spot for a nice highrise. They have half the block between Marion and Horace there so lots of room. Nice to see St B/Norwood development. Definitely precedent for 10-12 story buildings in the area.

For the Mairon proposal. Sounds very urban. Anyone know the math on units and parking? Could figure out approx size. Documents will be posted April 1 according to the Clerks site.


Description: To vary the Proposed “RMU” Development and Design Standards of Winnipeg Zoning By-law No. 200/2006 as follows:
1) for the construction of a mixed use commercial and multi-family dwelling to permit:
a) no front yard instead of 20 feet (6 metres);
b) no north side yard instead of 20 feet (6.09 metres);
c) no south side yard instead of 20 feet (6.09 metres);
d) a rear yard of 2.5 feet (0.76 meters) instead of 25 feet (7.62 metres);
e) a lot area per dwelling unit of 250 square feet (23.22 square metres) instead of 500 square feet (46.45 square meters);
f) 65 parking spaces instead of 123 spaces;
g) insufficient street edge landscaping.
2)For the establishment of an accessory parking area to permit:
a) parking directly off a lane instead of an aisle or driveway;
b) no unassigned guest parking spaces instead of 12.

If they in fact are consolidating the old garage land with the 2 houses to the south, the lot is approx 30,000 sq ft. Based on the 250 sq ft per unit, that's 120 units.

Seems to be in line with the 123 parking spaces, if it was 1 space per unit.

At 120 units on that footprint, probably an average 12-15 per floor? 8-10 stories maybe?

I believe it will be 125 units
