Couple of things from the upcoming DRC Meeting(s)

-New townhomes on 5th St near Farmer Ave
-The narrow strip north of Culdesac on the corner of River and Apache will be a 2/3 story apartment building with retail. Will be nice infill next to the Culdesac and that other development directly west.
-Speaking of Culdesac it looks like they are requesting approval for an outdoor market, so that might be cool?
-Looks like we will get renderings/ more renderings for the two new complexes on Rio Salado, the one near Tempe Center for the Arts and the other across the street from Tempe Marketplace.
-Also there is going to be a presentation for apartments on Curry, there is a case number but no address. I am curious if they release renderings soon?

Is there a zoning or code ordinance against having rooftop pools along the lakefront? Seems like a huge missed opportunity for these hotels and residential developments. Expensive, yes but would be a huge selling amenity for people to live/stay at.

I think Sky Harbor doesn't allow for it

They're limited by height there and pools eat in to the rentable floor space, in addition to being more expensive to construct. I'm not so convinced a pool that high up in the flight path would be a selling point anyways.

These lists are always suspect. For example, in Fremont it is illegal to have fun unless you are assigned math homework afterwards. Similarly, Irvine, Tampa, and Arlington are basically microcosms of the worst of their respective larger regions with few of the benefits.

Still good press for Tempe though.

I noticed the Pier is starting to get its white panels around the slab edges installed on the first few floors. They will probably begin installing the window wall system soon too!

Report on the planned demolition of the Watson's Flowers building on Main/Apache:

The report basically concludes that due to (1) lack of historical integrity (there's not much of the original adobe building left) and (2) current building integrity issues, they will likely allow the demolition. I get that it's not my money or my building, and it does sounds like there are some legitimate issues with the building, but it's still a shame that consideration of "the building looks cool and looks cooler than whatever EIFS schlock they put up to replace will look" isn't more of a consideration. If/when it goes it will be a loss.

My first reaction was that much like Mesa's "Diving Lady," the sign is more iconic than the building itself. Somehow, I hadn't noticed that it had been removed years ago. I hope the plans to place it in a museum are realized.

Lincoln Property Company is requesting a 8-year GPLET for their Southbank High-rise development that will be introduce at Council this Thursday and voted on Nov. 3rd. They most likely will get it, then that should clear the way to submit plans for permits as I believe they were fairly far along in the design. Means a ground breaking in spring of next year!... if the development world doesn't fall apart before then!

Does anyone have any news on Tempe Depot? I havnt seen any movement over there in a long time.

The Tempe development map still lists it as in review for a building permit. The citizen portal for building projects lists a lot of relevant permits as 'applied,' and lists the date of their being applied for as 2/17/2022. Their building permit was applied for 2/23/2022, but is listed as 'refund'--don't know what that means, but my guess would be that they had the building permit fee refunded and no issuance of the permit is imminent. Their latest planning document was a landscape plan submitted 2/25/2022, which is listed as still needing revisions.

I don't have any personal first-hand knowledge, but that's what I can gather from the public information. Personally I can say I walk by most work days and haven't seen anyone on site in months.

My guess is that unless they've announced any leasing, they're not going to start anytime soon. RED is not as well capitalized as eg, Hines, the 250 Rio developer and has no chance of building something like this on spec. This would be in a normal market, let alone one that is showing obvious signs of cooling down. Same for no letter of intent with the hotel.
