Strada, Crow strike negotiating deal for makeover of Piers 30-32
By Laura Waxmann – Staff Reporter, San Francisco Business Times
Feb 11, 2021 Updated Feb 11, 2021, 8:29pm PST

The San Francisco Port Commission this week approved an exclusive negotiating agreement with a team of developers selected in September to turn two aging piers and a parking lot in South Beach into a swimming pool and new housing.

The agreement with Strada Investment Group of San Francisco and Dallas-based Trammell Crow Co. is valid for 4.5 years and can be terminated by the developers after a four-month consultation period without penalty.

The deal gives the team, known as Strada TCC, time to work with regulatory agencies to secure approvals for the ambitious project, which is anticipated to cost $1.2 billion, said David Beaupre of the Port’s real estate development team . . . .

Strada TCC plans to redevelop about 13 acres of vacant deck surface on Piers 30-32 into 376,000 square feet of office space and about 3 acres of publicly accessible open space and build 850 new residential units on Seawall Lot 330, currently home to a temporary Navigation Center for the homeless. The pier site was once pitched as the new home of the Golden State Warriors arena.

The ENA sets goals for Strada TCC to maximize diversity, equity and inclusion efforts and includes a transfer provision that will require it to seek approval from the Port Commission to add investors with more than a 50% stake in the project. An exception is made for institutional investors, which require the approval of the port's executive director . . . .

The team will now work on community and regulatory agency outreach in the process of negotiating a term sheet, which is expected to be completed in the first quarter of 2022. Following Port Commission approval of the term sheet, the developers can then launch into the environmental review process. They are expected to seek key approvals from the city in the second quarter of 2024. The project could break ground as early as the first quarter of 2025.

Already, some community members have voiced concerns about the density of the housing proposed on Seawall Lot 330.

“I am sure Strada will do all due diligence with the community to get them on board with the Seawall Lot development — the housing and density will drive and are interconnected with the rehabilitation of the piers, which is so badly needed,” said Commissioner Gail Gilman. “I really want to see this project move forward with as much community benefits as possible.”

OF COURSE some "community members" are "concerned". Anybody want to bet Art Agnos is one of them?

Nice... that's the former Macy's Mens isn't it? Significant improvement, at least from a design perspective. Unfortunately one less place for men to buy clothes though I guess.

Don't you think Macy's will make room for an extensive men's department in the main store (like they use to have before Liberty House--I think it was--cleared out of what became their Men's Store and they moved into it?

MACY"S - I was in the men's section yesterday. The department is about 1/5 of what was across the street in the now gone building. To add insult to injury I had to walk through the perfume section holding my breath as much as possible as the placed reeked of perfume. I miss the men's store very much.

It appears that the Trinity forum is closed & I am unable to post there any longer, so I will put this photo here. Looks like an abstract light sculpture has been installed on the patio. I am not fond of any of the "art" at Trinity Place. Probably there is nothing more to see now that the exterior is now complete. You can link to Flickr for a larger view.

I spent a lot of money in there, but I don't miss having to wear wool suits and silk ties to work every day at all.

I'm more impressed by the fact that Barney's sign is still up and pseudolus didn't spend his money on wool suits and silk ties THERE.

By the way, as far I know, if you still do need a wool suit or silk tie, Bloomingdales hasn't shrunk (just guessing--I've shopped mainly online at Orvis, LL Bean and sometimes even Old Navy for years--retirement does that to you).

agree. have seen proposals come and go for these lots for a long time. it's a very prominent location, but with dire infrastructure need, so even more than with most sites you have a tug of war with pressure to integrate well with the surroundings (that is, hold out for as good an 'aesthetic' deal as you can get), but also pressure to just get any deal done (to get the needed repairs). I feel the battle rage even in my own head when I think about it. and I feel for the Port, who, even if they sympathize, will probably cringe every time a neighborhood organization speaks up. the neighbors could easily demand this one into oblivion again. I really, really hope a balance can be found.

didn't 'we' pass a law a while back that says the voters have to approve waterfront development, or is that just over a certain height, I've already lost track?

as to the proposal itself, the piers section looks fine, but the city-side building(s) don't come across as attractive in the rendering. it also seems to be it would be better if the northern section were the taller of the two, so as not to be so jarring with the much shorter buildings to the south.

^^I rather like the shore-side buildings although I'd need to see closer/larger scale rendering to be sure. But they appear to have a terraced look with vegetation and I like that look. They appear to have been designed so as not to block the Bay view of the Watermark (obviously, to minimize opposition) so keep that in mind when criticizing them.

Reminds me of when I first moved to the bay area ten years ago. I was hired by a computer hardware company. My dad was helping move and was MORTIFIED that I would wear a t-shirt and jeans to work. I quickly met one of the most senior engineers at the company, who was dressed in a t-shirt from a heavy metal band, jeans, and had a purple mohawk.

I'm retired but I support the hometown with an almost daily uniform consisting of
1. American Giant hoodie and sweat pants
2. Allbirds wool loungers (shoes)

I don't have to zoom with anybody but I'd still wear the same thing if I did.

I've grown to love being locked down. It's going to be a shock to go out into the world again.

The white panels with the bronze-tone metal accents sounds promising.
